👀 HOME INSPECTION👷🏻‍♀️ A Real Estate term you may have heard a lot about in the past year or so🏡

In the heat of the market in 2021, many buyers were waiving their home inspection conditions to help their offers get accepted fast!🌬️

My Reccomendation? Buyers, don’t do this if you don't have to!

Home inspections are a VERY crucial part of the home buying process and come with many, many benefits. Here’s a few reasons why you’ll want to make sure you have a home inspection before signing those closing papers.

1️⃣ : you’ll know exactly what you’re getting into and eliminate any surprises that may impact the sale.

2️⃣: you’ll also have the upper hand in negotiations if anything unexpected comes back in the inspection report. Plus, if worst comes to worst, you’ll be able to get out of the deal rather than being stuck in a bad sale.

3️⃣ : home inspections are amazing opportunities to learn more about your home and learn how to maintain your new investment.

The Home Inspection could save your HEALTH and your MONEY.

During my Home Inspections I sometimes come across VERMICULITE INSULATION in attics (as shown in picture, resembles small rocks or kitty litter). Vermiculite was once used in homes across Canada as insulation. It was later discovered that some vermiculite insulation had been contaminated with ASBESTOS during the mining process. ASBESTOS is a carcinogen to humans and is not to be taken lightly. Most of the time the home owners aren’t even aware of the presence of this product in there home before putting it on the market. That is why it is extremely important to have the Home Inspection done to a property before you buy it. This can help you avoid unhealthy areas in your home or having to pay for professional removal of this product from your home.

Tips from the home inspector: If you go into your attic and come across a product that look like the one in the picture DO NOT touch it. Contact professionals and let them identify it and guide you on how to deal with it.

A good piece of advice for every home owner is to know the location of your house’s main water shut off valve. This valve will shut off the flow of water inside your home. Knowing the exact location of your main water shut off valve can save your home from water damage and save you money in repairs. So please take a few minutes and locate your main water shut off valve, this can be very important if your faced with a plumbing emergency.

Chances are that you have at least one receptacle in your bathroom and hopefully it looks like the one in the picture(GFCI). This receptacle is a LIFE SAVER! It is designed to shut off the power leaving the receptacle if something goes wrong, thus saving the user from getting ELECTROCUTED! This is truly important when it is near a water source. This is why you should test these receptacles monthly by using the TEST/RESET buttons to insure they are working properly, these few seconds could save your life.

With the help of my thermal imaging camera you can see the big temperature difference between this attic access hatch which is NOT insulated and the rest of the ceiling that IS insulated. This is why it is important to insulate your attic access hatch to help you save energy and $$$.
