This isn’t a tiny home, but it’s about as small and simple as I could come up with for a family with two kids that would be comfortable while conforming to minimum code requirements. There are obviously some compromises here, but I figure it could work. 24’ x 28’ with a developed basement to achieve 3 bedrooms and two washrooms. This is a quick sketch, so don’t pick apart the drafting, but please share your thoughts.

IMPORTANT INFORMATION FOR BUYERS, SELLERS & TRADE WORKERS:
Asbestos was only restricted for sale in Canadian construction materials after 1984 and buildings constructed as late as 1990 may contain asbestos from builders using up old stock. Buildings constructed or renovated between the 1950s through the 1970s are most likely to have asbestos containing materials present. If you own or are considering the purchase of a building constructed prior to 1990, it is very important to assume asbestos may be present.

ALARMING STATISTIC:
Asbestos is the number one killer of workers in Saskatchewan, accounting for approximately 41% of all worker deaths. Asbestos related lung cancer is slow to develop and will typically affect individuals 10-40 years after initial exposure. Do-it-yourself owners and occupants often fall into the category of exposed workers without ever realizing asbestos was being handled. Vinyl floor tiles, vinyl sheet flooring, plasters, joint compound, texture coating, parging cement, insulations, tapes, paneling, ceiling tiles, and construction papers are some of the common asbestos containing materials that were popular for years. In pre-1990 construction, many materials must be assumed to contain asbestos until representative sampling and laboratory testing reveals otherwise.

WARNING:
In pre-1990 buildings, do not assume or accept, “ASBESTOS IS NOT PRESENT,” without proof.

HOW TO BE SURE?
Contact Built Environments Canada to book a professional asbestos survey before you purchase or begin any demolition, restoration, renovation or construction work in an older building. If you are a trade person, pass this information on to your supervisor, the general contractor, or the owner so due diligence may be established before any work starts. We help our clients understand the risks and safe handling requirements as well as strategies to cost-effectively managing asbestos until it is ultimately abated.

(The image below shows asbestos containing vermiculite originally installed in an attic before blown-in insulation was applied overtop. All insulation would be considered asbestos contaminated at this point and would require abatement as a high-risk asbestos handling process in Saskatchewan. Until the contaminated insulation is abated, any worker potentially handling the insulation or entering the attic space would be required to follow asbestos safe-handling procedures, including any required trade workers. It is generally recommended that any asbestos containing material that may need to be handled as part of a project be abated prior to the start of any other work to avoid ongoing management.)
