What Triggers a Phase II ESA?
Most properties have a story to tell.
Historical uses such as manufacturing, automotive operations, fuel storage, or commercial activities can leave clues that warrant further investigation. A Phase I Environmental Site Assessment helps identify those potential concerns and determine whether additional study may be beneficial. A Phase II is required when findings of the Phase I indicate that there may be potential concerns with soil, groundwater, vapour, and other media.
Understanding a property’s history early in the development process helps project teams make informed decisions and better understand site conditions.
At GRIT Engineering, our environmental team helps clients gather the information they need to move projects forward with confidence.
The more you know about a site before development, the fewer surprises you’ll encounter later.
