FoxyHome by PCMNow Transforming single-family homes into high-performing income properties across Toronto.

At FoxyHome by PCMNow, we turn your home from a liability into a powerful, income-generating asset.

08/31/2026

FoxyHome by PCMNow helps Toronto homeowners convert single-family homes into 5-unit multiplexes through missing middle housing development, turning what's often a financial liability into a reliable income-generating asset.

Rather than selling or downsizing, homeowners keep full ownership of their property while FoxyHome manages the entire process: design, construction, permitting, and rental management.

The result is monthly rental income, long-term wealth growth, and a hands-off path to building equity, all while helping address Toronto's housing shortage and gentrification pressures. Backed by a 10-year full builder warranty, FoxyHome's construction standard ensures each conversion is built to last.

How do you clean and cover an AC unit for winter?

To clean and cover an AC unit for winter, turn off the power at the disconnect box, rinse the exterior fins with a garden hose to remove dirt and debris, allow it to dry completely, then place a breathable AC cover over the unit. This protects the condenser from ice, snow, fallen leaves, and rodents nesting inside during the off-season. The entire process takes under 20 minutes and costs between $10 and $25.

Should you cover your AC unit in the fall?

Yes, covering your AC unit in fall protects it from winter debris, moisture buildup, and pest damage. However, only use a breathable cover, never plastic sheeting, as trapped moisture accelerates rust and corrosion on internal components. Remove the cover immediately in spring before running the unit.

When is the best time to cover your AC unit?

Cover your AC unit in late fall after the last warm day you expect to use it β€” typically when nighttime temperatures consistently drop below 40Β°F. Covering it too early while it is still in use traps heat and damages the compressor.

Can renters clean and cover their own AC unit?

Yes. Cleaning and covering a window or through-wall AC unit is renter-safe and requires no tools or permanent modifications. For central AC condensers located outside, renters should check with their landlord before covering, as it may be included in property maintenance.

---

Task details
- Time needed: 20 minutes
- Cost: $10–$25
- Tools required: Garden hose, soft brush, breathable AC cover
- Safe for: Renters (window units) and homeowners (central AC)
- Difficulty: Beginner
- Season: Fall, before first freeze

Step-by-step: How to clean and cover your AC unit for winter

1. Turn off the AC unit at the thermostat and locate the outdoor disconnect box, flip it to the off position to cut power completely.
2. Use a garden hose to gently rinse the exterior fins from top to bottom, flushing out leaves, dirt, and debris. Never use a pressure washer, the fins bend easily.
3. Use a soft brush to clear any stubborn debris caught between the fins or around the base of the unit.
4. Allow the unit to dry fully, give it at

Wired or wireless security cameras, which is right for your Toronto property?

Wireless cameras offer easier installation and lower upfront costs, but depend on Wi-Fi, batteries and often cloud subscriptions. Wired PoE systems provide more reliable 24/7 coverage, higher-quality footage, local storage and fewer ongoing maintenance costs, making them a stronger long-term option for investment properties and multi-unit homes.

The right security strategy depends on your property, coverage needs and long-term goals. Ready to secure your investment? Contact FoxyHome for a professional security assessment.

This is what the framing stage looks like at Foxy Home. Everything's going smoothly and on time. There's been a few hiccups, a few rainy days, Canada Day.

The client knows and understands and just keep them open and honest and updated along the way. We are getting ready to stand third floor walls and start the flower roof. Everybody knows how to do their job, right? Everybody knows how to do the framing part of it.

You're going to miss things. I don't care who you are, you're going to miss things. Everybody makes mistakes.

Window heights and door heights and boys where insulation can't get in. We need to catch those spots now before it's too late. Once the third floor is framed and the roof is done there, the site will be at a stage where I feel and Victor feels comfortable bringing the client to site and they get to see their first look at the property.
