HVAC is the only one of the three mechanicals that doesn’t have the typical finishing element that beautifies the home. Electrical has chandeliers/vanity lights/scones/etc. Plumbing has faucets/showers and fixtures that you can see. HVAC exists behind the scenes but it’s what makes your home comfortable. Here are a few of the upgrades that we would recommend:
1) Linear Vents in areas where you don’t want to clutter the floor and/or above large openings where you to create an air curtain.

2) CNC floor registers whether it’s tile or hardwood. We do this will all our hardwood flooring- make the register out of actual hardwood plank so it’s a seamless finish in the floor.

3) Whole home ERV systems: We are building higher performance and tighter building envelopes. Exhausting stale air and bringing in fresh conditioned air should be mandatory in all new builds!

PART 2 of electrical upgrades that are totally worth it!
Combining Part 3/4: What separates truly custom from other homes is often a lighting plan. Lighting designers will always tell you to vary where the source of light is coming from depending on the mood and/or function of the room. Uplights, downlights, wall scones, track lights, pendants, chandeliers, etc. You don’t want your home looking like a hospital or institution.

5) Baseboard outlets: you want your electrical outlets as low as possible so unsightly cords aren’t running up the wall. Also in custom homes often the wall has wallpaper or wood elements and putting the outlet in the baseboard allows for a clean wall surface.

Talking about Electrical Upgrades Today! What in your electrical plan is going to affect how you live in your home.
1) 400amp or 600amp service for large homes. Electrical load demand is not going down- we now have electric cars, electric washer/dryers, pools, hot tubs, saunas, stoves, etc. 200 isn’t the same as it once was!

2)Electrical outlet placement! This is how you will use your room- whether is where you plug in your lamp in the living room, the printer in the office or the blender in the kitchen. Taking the time to plan out placement for your life is paramount as it can save a ton of headache later and declutter rooms of extension cables.

Today we are talking about air sealing and insulation. How energy efficient and healthy your home is will contribute to your life on a yearly basis. Some of the really neat products we have been using on our products:
1) Intello system by ProClima- this is a smart vapour barrier that allows breathing so moisture doesn’t just sit there and mold. It also has its own fabric based tape that does an excellent job in sticking to both the intello and any other substrate. We recently had to remove the tesconn tape from concrete and it required a heat gun/scraper

2) Rockwool is not a new product by any stretch but it cannot be talked about it enough how much of a better product it is compared to fiberglass insulation. It can dry after being wet, it’s essentially fireproof and it holds its own much better in a wall cavity. Not to mention the exterior comfortbatt product and the safe n sound interior noise insulation- Rockwool makes a lot of great products!

3)Flash and Batt system: Keep all your mechanicals on the inner 3.5” of the wall cavity. The inside 2” receives your flash( 2” of closed cell insulation) and then rockwool insulation batt on the inside. This allows your mechanicals and electrical to be free of the spray foam.

Part 2 and Part 3! Painting tips and tricks that can make or break a project.

3) Dark colours: Undsrstanding how a wall surface needs to be prepped to accept a dark paint colour is paramount. A skim coat is often required in rooms with a lot of light to make that dark colour appear consistent and flawless.

4) How to avoid swelling in your wood baseboards, trims and walls. Using a shellac or oil based primer will prevent subsequent water based paints from absorbing and causing swelling!

5) Ceilings! 90% of the time- use a flat finish on a ceiling to help minimize the visual effect of imperfections. If you are doing a colour or carrying the paint throughout the room- make sure your ceiling gets the same skim coat as your walls.
