Wen Paula and Dean decided to downsize from the family home they were looking for a space to accommodate their stuff and be close to family. This gem of a condo came on the market and they couldn’t pass it up. A truly unique building inspired by Frank Lloyd Wright’s Falling Water, it’s situated in the heart of Bloor West and surrounded by nature.

But the condo hadn’t been touched in decades. The kitchen was completed closed in on all sides and the bathrooms were really out of date. The upside, though, was all of the natural light that pours in from floor to ceiling windows.

The renovation myth that’s costing you more than you think.

Everyone fixates on materials.
Tile. Countertops. Flooring. The stuff you can touch and see in a showroom.

Here’s the truth:

Materials only make up about 18–20% of your total renovation cost.

The other ~80%?

Labour, project management, and specialty trades.

What does that mean for you?

Choosing cheaper tile won’t save your budget if the scope of your project is too large.

Where to actually cut costs:

Look at the scope of work first — not the finish selections.

A smaller, well-executed renovation beats a sprawling one with cheap materials every time.

The unused third-story attic became a new kids’ suite, complete with a bathroom, including renovation of 2nd fl ensuite and main-floor kitchen makeover.

Their existing primary bedroom and ensuite were reimagined for a better, more luxurious layout. The entire main floor was reconfigured for an open concept and a custom kitchen.

Before you sign anything with a general contractor, always ask this: “What’s not included in this number?”

A low quote isn’t always a good quote. In Toronto, budget surprises almost always come from what wasn’t on the original scope—permits, structural surprises, finishes, HST.

A builder who answers that question clearly (and in writing) is a builder worth trusting.
We build on a cost-plus contract because transparency isn’t a selling point—it’s just the right way to do business.

If you want construction to start in September, you should be talking to your builder right now.

Why? Because here’s what happens between April and September:

April–May: Design and scope development with your architect
May–June: Preconstruction pricing and contract finalizing
June–July: Permit applications submitted to the City of Toronto
Aug–Sept: Permits approved, trades scheduled, materials ordered

Miss the spring planning window and you’re looking at a 2027 start.
