From 4 illegal rental suites to legal 6-plex with 4 grandfathered legal parking suites located on the City boulevard…where zero payments are ever required!
While we are best known for designing and building beautiful single family homes, we also know how to stickhandle delicate approval processes and unlock value of a property via gentle density intensification!
First we assessed existing conditions, then we legalized the 4 existing units with the help of the City of Toronto staff (big thanks) and engineers.
Second, we underpinned the building, reconstructed failing encroachments, brokered deals with right-of-way management and metrolinx for encroachments and easements, then created a new fifth unit, obtained approval on that, and then pulled permits for a sixth unit and finalized that. This was all done to avoid costly DCs - saving the property owner $263,380 vs approving all 6 units at once.
