Floor Patching Solutions for Food-Processing Facilities
Over the past few weeks, we completed a series of concrete repair projects at a food-processing plant for one of our repeat clients. We have been conducting concrete repair and waterproofing work at this facility in various sections since December 2020. During this latest round of improvements, multiple areas needed reinforcement to maintain structural integrity of the floor surfaces.

Repair Method
In one of the areas, the existing curb was removed, and the floor was prepared for the application of a self-leveling antibacterial cementitious urethane mortar. In other locations where patching was required, the surface was also prepared by grinding to remove loose material. An industrial-strength adhesive was then applied, followed by the installation of the urethane mortar.

Benefits of Cementitious Urethane Applications
Antibacterial cementitious urethane mortar is an ideal flooring solution for food processing facilities, providing a durable, easy-to-clean surface that helps maintain a hygienic environment. Its built-in antibacterial agents actively reduce microbial growth, thereby promoting food safety and ensuring regulatory compliance. This specialized flooring also resists thermal shock—important in areas exposed to high-temperature—and withstands harsh chemicals and heavy equipment. As a result, it reduces maintenance requirements, extends the floor’s service life, and minimizes downtime, allowing operations to continue smoothly and safely.

Cold Joint Waterproofing - Lasting Protection
Joint Seal Waterproofing recently completed a waterproofing project at a commercial building located on Front St E in Toronto. The scope of work involved sealing multiple cold joints in key areas of the building, including the lobby, behind the front desk, and in the washroom. Cold joints, where two concrete surfaces meet, are common points of water infiltration and require specialized waterproofing solutions to prevent leaks and structural damage.

Importance of Cold Joint Waterproofing
Cold joints occur when fresh concrete is poured next to already hardened concrete, creating a weak point in the structure. These joints can develop small gaps or cracks over time, allowing water to seep through. If left unsealed, water infiltration can lead to mold growth, concrete deterioration, and even structural weakening. Proper waterproofing ensures that these vulnerable areas remain sealed, preventing costly repairs and maintaining the integrity of the building.

Repair Method
In the bathroom, six inches of tiles and drywall were carefully removed to expose the solid concrete structure underneath. In other areas, only the drywall needed to be removed. A base layer of industrial adhesive was applied to create an effective moisture barrier, followed by the placement of geotextile for additional structural reinforcement. Two coats of a polyurethane-based waterproofing membrane were then applied to ensure long-lasting durability and resistance to water pe*******on.

Advantages of This Waterproofing Approach
This multi-step waterproofing method provides comprehensive protection against water infiltration. The combination of industrial adhesive and geotextile strengthens the structure, preventing cracks and weak points that could lead to leaks. The polyurethane-based waterproofing membrane ensures flexibility and durability, making it ideal for high-traffic areas like commercial lobbies and washrooms. By using this approach, Joint Seal Waterproofing has effectively safeguarded the building from moisture-related issues, extending its lifespan and maintaining its structural integrity.

Elevator Pit Waterproofing for Commercial Buildings

This week, Joint Seal Waterproofing completed the waterproofing of an elevator pit at a low-rise commercial building on Lakeshore Blvd W. Elevator pits are particularly vulnerable to water infiltration due to their location below ground level, where hydrostatic pressure and moisture can cause leaks and structural deterioration. To ensure lasting results, we followed our proven repair method, designed to provide maximum durability and protection.

Pit Waterproofing – The Steps
As usual, pit cleaning was the first step to make sure no cracks or delaminated concrete went unnoticed – the substrate had to be fully repaired so that the waterproofing membrane could adhere properly. Crack repair and patching followed, as needed.

Cold joints (a weak area where two concrete slabs meet – wall and floor, in this case) were also waterproofed around the entire pit perimeter: a continuous patch, running along the cold joints, was installed at a 45-degree angle and coated with a polyurea-based waterproofing material to fully seal them. This step is crucial in providing more durable waterproofing results because most of the leaking occurs in this area.

As the final step, a polyaspartic coating was applied to provide long-lasting protection – it fully seals any surface it is applied to. In elevator pits, not only is the floor coated with such a membrane, but an upturn is also done on the walls, around the whole perimeter.

Benefits of Polyaspartic Coating in Elevator Pits
Polyaspartic coatings offer several advantages when used in elevator pit waterproofing. They create a seamless, highly durable barrier that is resistant to moisture, chemicals, and abrasion, making them ideal for environments exposed to water and potential contaminants. These coatings cure quickly, minimizing downtime and allowing for a faster return to service. Additionally, polyaspartic membranes provide excellent adhesion to concrete surfaces, ensuring long-term protection against leaks and structural damage.

Sealing Cold Joints for Lasting Waterproofing Results
This week, one of the projects Joint Seal Waterproofing completed was the sealing a 35-linear-foot cold joint located beneath a window at a low-rise residential building on Bloor St. W in Toronto. The purpose of this repair was to prevent water infiltration from the street into the unit, ensuring a durable and long-lasting waterproofing solution.

Why Waterproof Cold Joints
Cold joints are particularly vulnerable to water pe*******on due to the natural separation between two different construction materials, in this case, the brick wall and the asphalt floor. Over time, exposure to moisture, temperature fluctuations, and external pressure can widen these gaps, allowing water to seep in and cause damage to interior spaces. Proper waterproofing of cold joints is essential in maintaining the integrity of the structure, preventing mold growth, and avoiding costly repairs due to water damage.

Repair Method
The repair process began with the removal of the existing flashing, followed by the removal of a two-foot rubber membrane beneath the window. Once exposed, the cold joint—where the brick wall meets the asphalt floor—was opened and thoroughly cleaned. A monolithic, industrial-grade epoxy adhesive was then applied to strengthen the bond and create a seamless seal. Next, a geotextile fabric was installed to reinforce the joint, providing added flexibility and durability. Finally, a waterproof polyurea-based sealing polymer was applied to create a watertight barrier, preventing moisture pe*******on and ensuring structural integrity. Reinstalling the flashing was the last step of the repair.

Our Repair Application – the Advantages
The materials used in this repair offer several advantages. The monolithic epoxy adhesive ensures a strong and lasting bond, preventing water from seeping through the joint. The geotextile fabric enhances flexibility and crack resistance, allowing for minor movements without compromising the seal. The polyurea-based sealing polymer provides superior waterproofing performance, withstanding environmental stress, chemical exposure, and mechanical wear.

The repair method itself also offers significant benefits. By thoroughly opening and cleaning the joint before applying the adhesive, geotextile, and sealing polymer, the repair creates a robust, multi-layered waterproofing system. This comprehensive approach ensures a longer lifespan for the joint, reducing the likelihood of future leaks. Additionally, the use of a seamless, industrial-grade sealing system minimizes maintenance requirements and enhances the overall durability of the structure.

Coating Solutions for Mechanical Room Floors

This week we returned to a mid-rise residential building where we had previously completed a series of successful repairs in the parking garage and on the building façade. The initial and subsequent phases, carried out in October and November 2024, involved repairing parking garage ceiling, drain waterproofing, and caulking around windows. This latest project focused on repairing cold joints and applying a durable epoxy-based floor coating to enhance the structural integrity and functionality of one of the mechanical rooms.

Repairing Cold Joints
Cold joints, where two concrete slabs meet—such as at the corners formed by walls and floors—are weak points that can often leak if left unaddressed. To repair these areas, a continuous patch was installed at a 45-degree angle along the joint, and the patch was coated with a waterproofing membrane. This process ensured that the joints were fully sealed, protecting the structure from water intrusion. Once the repairs to the cold joints were complete, the floor was ready for coating.

Epoxy Floor Coating Application
The floor surface was carefully prepared to ensure the epoxy coating would adhere properly and provide long-lasting results. The surface was ground to remove any uneven areas and create a smooth, clean base. A primer was then applied to promote adhesion between the concrete and the epoxy layers. Sand was evenly broadcast over the primed surface to provide a non-slip texture and create a stronger bond with the coating. Finally, an epoxy coating was applied, resulting in a seamless, durable finish that resists wear, moisture, and mechanical stress.

Benefits of Cold Joint Repair and Epoxy Coating
The combination of properly waterproofed cold joints and a high-quality epoxy coating provides significant advantages. Such membranes protect the structure from water-related damage, adding strength, durability, and resistance to foot traffic and wear. Together, these improvements enhance the safety, longevity, and appearance of the space, ensuring it meets the building’s needs for years to come.

This project is yet another example of our commitment to delivering durable and effective solutions for our clients.

Starting the Year with Elevator Pit Waterproofing
We kicked off the new year with an elevator pit waterproofing project at a mid-rise residential building on Elm St. in Toronto. Elevator pits are prone to water infiltration, which can lead to corrosion, equipment damage, and costly repairs if not addressed properly. To prevent leaks and extend the life of the pit, we used a two-step repair approach: sealing the cold joints and applying a polyaspartic coating. This combination ensures long-term protection against water damage and helps keep the elevator running smoothly.

Our Waterproofing Method
Cleaning and Stopping Water Filtration
Before any waterproofing work could begin, we had to properly clean the elevator pit. Over time, oil and water can accumulate in the pit, creating slippery surfaces and preventing proper adhesion of sealants and coatings. Our team removed all contaminants to ensure the surface was completely clean and dry.

After cleaning, we identified the source of water infiltration. Instead of simply sealing over the issue, we used hydraulic cement combined with an industrial-strength adhesive to stop active leaks at the source. Hydraulic cement is fast-setting and expands as it cures, making it ideal for sealing water entry points in concrete. This step was essential to prevent ongoing moisture problems before applying the waterproofing system.

Cold Joint Waterproofing
Cold joints are the most vulnerable areas in an elevator pit because they are the places where two separate concrete pours meet, such as the floor and walls. Over time, moisture seeps through these joints, leading to leaks, cracks, and even structural deterioration. To fully waterproof the pit, we sealed all cold joints using a continuous patch at a 45-degree angle, reinforcing the weak points and creating a tight, waterproof barrier. This step is critical in preventing future water infiltration and strengthening the structure of the pit.

Applying a Polyaspartic Coating
Once the cold joints were secured, we applied a polyaspartic coating to provide an extra layer of waterproof protection. This coating was applied to the entire floor and two feet up the walls, creating a seamless barrier against water, chemicals, and general wear and tear. Unlike traditional coatings, polyaspartic coatings cure quickly, which means less downtime and a faster return to service for the elevator. They also adhere strongly to concrete, providing a durable, long-lasting finish that won’t peel or crack over time.

Why We Use Polyaspartic Coatings for Elevator Pit Waterproofing
Polyaspartic coatings are one of the best options for waterproofing elevator pits because they are tough, flexible, and highly resistant to moisture. They stand up well to abrasion, chemical spills, and temperature fluctuations, making them ideal for high-traffic areas like elevator pits. The fast curing time means projects can be completed quickly, reducing elevator downtime and minimizing disruptions for building occupants. These coatings also have excellent flexibility, which helps them withstand the movement and vibrations that elevators create, ensuring that the waterproofing remains effective over time.

A Reliable and Long-Lasting Solution
By sealing the cold joints and applying a polyaspartic coating, we provided a durable, long-term solution to protect this elevator pit from leaks and water damage. Preventative waterproofing like this helps avoid expensive repairs, extend the lifespan of elevator equipment, and keep the building running smoothly.
If you’re dealing with water issues in your elevator pits, we can help.

Cold Joint Waterproofing for Leak Prevention

When it comes to maintaining the structural integrity and livability of residential buildings, addressing water infiltration is paramount. The cold joint on the south side of a low-rise residential building on Bloor St. W. required waterproofing to prevent leakage into the units. Cold joints—the intersection where a wall slab meets the floor—are common areas of vulnerability, necessitating effective repair solutions to maintain a dry and durable structure.

Repair Process
The cold joint, stretching approximately 25 linear feet, was waterproofed using a proven multi-step process. First, the joint was chipped out to a depth of approximately three inches to remove the old membrane and any loose debris. An industrial-strength adhesive was then applied to the exposed joint, creating a robust bonding layer for the subsequent materials. Next, a geotextile layer was installed to reinforce the joint, enhancing its resistance to environmental stress and potential cracking. Over this, a high-performance waterproofing membrane was applied to provide a durable and impermeable barrier against water infiltration. Finally, a continuous concrete patch was used to cover the waterproofed area, ensuring the joint was level with the surrounding asphalt and seamlessly restoring the surface.

The Importance of Waterproofing Cold Joints
Cold joints represent a natural weak spot in the construction where two concrete pours meet. Without proper treatment, these areas can allow water to seep through, potentially leading to structural damage, interior moisture issues, and costly repairs. Waterproofing cold joints not only preserves the structural integrity of a building but also enhances its longevity and reduces maintenance costs.

For residential buildings, especially those with units close to ground level, the importance of cold joint waterproofing cannot be overstated. Ensuring these areas are well-protected prevents water infiltration that could lead to mold, mildew, and compromised indoor air quality—issues that directly impact residents' comfort and safety.

Conclusion
The successful waterproofing of the cold joint on the south side of the low-rise building on Bloor St. W. showcases the expertise and attention to detail provided by Joint Seal Waterproofing. By addressing this vulnerable area with a comprehensive repair method, the building’s resilience against water intrusion is assured, safeguarding the property and enhancing the quality of life for its residents.
