A small leak might seem like a minor nuisance.

Until you see what’s underneath it. 🚽💧

We recently repaired another toilet leak that had been overlooked for too long…and honestly, we’ve done quite a few of these.

You might think, “It’s just a toilet. New seal, reset it, done.”

Sometimes it is.

But when that leak has been there for a while, the repair can look very different.

The toilet comes out.
Trim comes off the walls.
Flooring gets pulled up.
Damaged subfloor gets removed.
Floor joists may need to be added or strengthened.
ABS drain and plumbing may need replacing.
New subfloor goes down.
Then new flooring, trim, and finally the toilet goes back in.

What could have been a relatively simple repair can turn into a partial bathroom rebuild.

And that's why the little things around your home are worth paying attention to.

A soft spot in the floor. A little staining. A toilet that rocks. A leak that “isn’t that bad.”

Sometimes catching it early makes all the difference.

The little things add up.  Over time this toilet leaked so bad that it leaned so far over that it was constantly running...

The little things add up. Over time this toilet leaked so bad that it leaned so far over that it was constantly running and leaking.

This could have been a much smaller job but either way, it's now functional again.

That's as far as I took the project before handing it over.

Bathroom update. Subfloor fixed, new toilet fl**ge, new vanity plumbing, new flooring, new tub plumbing.
Client had plywood over concrete with sporadic fasteners and fixtures leaked and created mold. Subfloor was uneven so we leveled it with concrete leveler. Step one subfloor laid under new vinyl click flooring.

Tis the season...for drafts, doors and windows that don't close properly or squeak, door/window caulking that cracked or pulled away, bathrooms that need re-caulking and little things that add up to big things.

These are things I notice that add up to bigger problems down the road. I let you know so you don't have to spend more money later. I don't do this for more work as I just inform you is all but I've seen many houses that if it would have been fixed early on it wouldn't be such a big job now.

Also draft proofing can save a lot of money. Its generally not expensive to do.

Door hinges just need a little oil to fix that squeak. They also may need a little adjustment due to weather and moisture change.

It's easy to swap out kitchen or vanity faucets as well. Even swap out vanities. Just in time for your christmas gathering.

Finished up an old house for a rental.  Two partially new bathrooms, a few doors hung and lots of small things fixed up....

Finished up an old house for a rental. Two partially new bathrooms, a few doors hung and lots of small things fixed up. The bathrooms were likely the most challenging I've worked on because they were hand hewn logs spread over 2 to 4 feet.
