Can I keep my existing house and add more units? 🏡

That’s exactly what one of our clients asked when they started exploring the possibilities for this 1926 character home.

The second slide shows how the original house looked before the project began. Rather than demolishing the existing structure, the goal was to retain the character home and transform the property into a three-unit multiplex.

For this project, keeping the original structure allowed us to work with the home’s existing character while adding new units and creating more housing on the same lot.

Our construction team is now bringing the design to life, and this is just a sneak peek at how the completed project is expected to come together.👀✨

Every property is different, but this project is a great example of how retaining an existing home can sometimes be part of a larger redevelopment strategy.

Parking can shape a multiplex project more than you might think. 🚗📐

It’s not just about finding room for a vehicle. Parking decisions can influence some of the most important parts of a multiplex development:
🏡 Design: Parking and vehicle access affect the building footprint, entrances, landscaping, private outdoor space, circulation, and how efficiently the lot can be used.
📈 Sales + marketability: Buyers may value parking differently depending on the location and target market. In some neighbourhoods, a dedicated parking space can be a strong selling feature.
📋 Feasibility: Municipal parking requirements—and the way parking is integrated into the site—can significantly change what is achievable on a property.

That’s why parking should be considered from the earliest stages of multiplex feasibility and site planning, not added as an afterthought.
