Duct cleaning is one of those services where it's hard to know what you're getting until someone's already in your house.

So here are a few things worth watching for — whoever you end up hiring.

❗ A flat price before anyone's looked. Every home's ductwork is different. A firm quote over the phone is a guess at best.
❗ A job finished too quickly. A whole system takes a few hours. Fifteen minutes and a receipt isn't a duct cleaning.
❗ Vague answers to straight questions. If you can't get a clear list of what's included, that's worth noting.
❗ Return ducts skipped. Returns are usually the dirtier side, and they're the easier ones to quietly leave out. Ask if they're included.
❗ Offers that seem too good to be true. A proper clean takes hours and real equipment. If the number seems too good to be true, it usually is.

Three questions worth asking anyone: what's included, how long will you be here, and what happens if you find a problem?

There's an actual industry standard for this, and it's worth knowing before you hire anyone:

🔸 A full inspection first — before work starts, not after
🔸 Supply and return ducts both — not just the easy side
🔸 Debris pulled out, not blown around — the whole point is removing it from the system
🔸 You are informed of any problems found — that's part of the standard, not a favour
🔸 A few hours of work — not fifteen minutes and a receipt

That last one matters. This service has a reputation problem for a reason. If a quote seems too good to be true, ask exactly what's included and how long they'll be there.

Duct cleaning is one of those services people either swear by or roll their eyes at. So here's the deal 👇

Most homes don't need their ducts cleaned on a schedule. If your system's running well and your filters get changed, the dust that settles in your ducts mostly stays there — it isn't circulating through your house.

But there are times it genuinely matters:

🔸 After a renovation — drywall dust gets everywhere, including places you can't reach
🔸 Extreme environment or weather conditions, such as wildfires and smoke
🔸 New build — construction debris in the ductwork is more common than you'd think
🔸 Rodents or pests — nesting material in a duct is a real problem, not a maintenance one
🔸 Visible mould around vents or in the ductwork
🔸 Just moved in — you have no idea what the last owners' ducts have been through

If none of those apply, you're probably fine. If one does, it's worth a look.

Quick question: when was your tankless water heater last flushed?

If the answer is "never" or "no idea," you're in good company — it's the most commonly skipped maintenance item in the house, mostly because nobody tells you it exists.

Here's what it involves: we circulate a descaling solution through the unit, clear out the mineral buildup, check the filter, and make sure it's running at spec. It takes about an hour.

What happens if a tankless water heater never gets flushed? It doesn't fail overnight. It just gets worse quietly.

🔸 Longer waits for hot water — scale insulates the heat exchanger, so it works harder to hit temperature
🔸 Fluctuating temperatures — hot, then not, then hot again mid-shower
🔸 Higher gas usage — more energy for the same hot water
🔸 Error codes — most units will eventually flag it themselves
🔸 A shorter life — scale is the leading reason tankless units fail early

The frustrating part: most of that is reversible if you catch it. Left long enough, it isn't — and a heat exchanger is not a cheap part.

One flush a year. That's the whole ask.

Own a tankless water heater? Here's the maintenance item most people don't know about: it needs an annual flush.

Tankless units heat water on demand by running it through a heat exchanger. Every time that happens, the minerals in your water leave a little behind. Over a year, that builds into scale — a chalky coating on the inside of the exchanger.

We've spent the last few posts on furnace filters — how often, what happens when you don't, and which one to actually buy.

Here's the thing: the filter is the part you can handle yourself. Everything behind it is where we come in.

A fall furnace service catches the things a filter change can't — worn parts, airflow problems, a system that's quietly been running harder than it should. It's the difference between finding a problem in September and finding it at -15° in January.

Standing in the filter aisle wondering if the expensive one is worth it?

Honest answer: not always.

Filters are rated by MERV — how fine a particle they catch. Higher number, finer filtration. Sounds like more is better. It isn't quite that simple.

🔸 MERV 8 — solid everyday filtration. Dust, lint, pollen. Fine for most homes.
🔸 MERV 11 — catches finer particles. Worth it if you've got pets or allergies.
🔸 MERV 13 — the step up for smoke and very fine particles.
🔸 Higher than 13 — usually more than a residential furnace needs.

Here's the part nobody mentions: 𝗮 𝗳𝗶𝗹𝘁𝗲𝗿 𝘁𝗵𝗮𝘁'𝘀 𝘁𝗼𝗼 𝗿𝗲𝘀𝘁𝗿𝗶𝗰𝘁𝗶𝘃𝗲 𝗰𝗮𝗻 𝗰𝗵𝗼𝗸𝗲 𝘆𝗼𝘂𝗿 𝗮𝗶𝗿𝗳𝗹𝗼𝘄. Denser media means your furnace works harder to pull air through it — which is the same problem a dirty filter causes. Some older systems simply aren't built for a high-MERV filter.

Two things that matter as much as the rating: get the size right (it's printed on the edge of your current one), and check the thickness — a 1-inch slot won't take a 4-inch filter.
