If you are anywhere near Lions Bay this long weekend, the park is open.

It reopened to the community on Canada Day. A covered steel-framed pavilion and a new washroom building on the Howe Sound shoreline, commissioned wildlife murals, a new playground, accessible pathways, terraced planting, and rebuilt granite stairs down to the water.

Building at the edge of the ocean changes every decision. Salt air is hard on a structure, so the materials were chosen for decades rather than seasons: reinforced block, structural steel, granite, timber-lined soffits, and services specified for coastal exposure.

And because a whole community uses it, the public realm sets the standard. Stable terracing, sound footings, finishes that stay safe long after we have packed up.

Does a concrete house cost more than wood frame? Yes. Less than most people expect, and here is what the difference buys.

Fire: walls rated for four hours instead of roughly one. Water: a burst pipe means new finishes, not new framing. Winter: a structure that does not shrink, twist or crack after the drywall goes on. Sound: Marine Drive disappears. Energy: continuous insulation makes Step Code targets straightforward.

At the size of home we build in West Vancouver, the premium is smaller than the finishes budget most owners never question. We did not arrive at this by preference. We arrived at it by rebuilding what fails.

Weighing frame against concrete? We build both and will compare them honestly.

A 1946 Vancouver Sun classified page came across the desk this week.

Building lots inside the City of Vancouver. $250 near Renfrew. $375 near 45th and Manitoba. $1,650 for a corner lot near 52nd and Granville.

Minimum wage that year was about 35 cents an hour. A labourer could buy a serviced city lot with four to six months of gross pay. That same corner is roughly $3M today.

In 1946 land was cheap and the house was the expensive part. Today it is inverted. Land is most of the finished value from Vancouver to Whistler, and the construction budget gets squeezed to make anything work on paper.

The ad said it best. "Such lots are scarce."

Some of the work we're proudest of isn't a private home at all.

This is the waterfront community park in Lions Bay — built with architect Nick Bray — and it's a space the whole town gets to use. Building right at the edge of the ocean changes every decision. Salt air is hard on a structure, so everything was chosen to last decades, not seasons: marine-grade coated steel columns, natural granite retaining walls and steps, and cladding that can take the coast year after year.

And because it's a public space, safety comes first — stable terracing, solid footings, and finishes that stay safe long after we've packed up and gone.

Public work keeps you honest, and it makes us better builders everywhere else, too. The same discipline carries straight back into the custom homes and restorations we do across the North Shore.
