Good views from every floor. Looks straightforward.

The hardest part of this build happened before the foundation went in.

The property sits on a steep slope, so we had shoring, shotcrete and excavation along the back lane first. The lane couldn't be allowed to cave in. Weeks of prep before we could pour anything.

The expensive work on a build is usually the work you'll never see.

If a builder hands you a quote that's one line and one number, walk away.

A lump sum is where costs get hidden. You can't see what's padded because you can't see anything at all.
You should get individual line items. Every cost broken out, so you know exactly where your money is going and you stay in control of the budget.

Ask for the breakdown. How they react tells you plenty.

The biggest reason renovation budgets blow up isn't surprise costs. It's decisions that got left until the project was already moving.

Design not detailed enough. Finishes picked on the fly. Materials ordered last minute, then delays while everyone waits.

Every one of those creates inefficiency that costs money. The schedule drags, trades get held up, and management is solving problems that didn't need to exist.

The money you save on a renovation is saved before anyone picks up a tool. Get the pre-construction phase properly dialled in and the rest of it stays on budget.

If you're planning a project, start the design conversation earlier than feels necessary.

Floating stairs are one of those features that changes a whole house.

White oak treads, clean stringers, frameless glass with a handrail on top. Sharp every time.
What you don't see is the prep. The glass is dadoed straight into the stringer. Standoffs for the railing. Every measurement has to be exact before a single piece gets installed, because there's nowhere to hide an error on a stair like this.

That's why they take the time they take. The look is simple. Getting there isn't.

Planning a build or a reno and wondering if stairs like these are possible in your space? Ask us.

Most people think they're hiring a contractor to build.

You're hiring an advocate. You're hiring project management processes. You're hiring someone who's dealt with consultants, designers, city requirements and permits enough times to see the problem coming before it costs you.

The construction is the visible part. It's rarely the part that decides whether your project goes smoothly.

When you're comparing quotes, ask what happens when the city pushes back. That answer is worth more than the number at the bottom.

"Can we take this wall out? We don't know if it's load bearing."

Honestly, most of the time it doesn't matter. There's almost always a way - it's a question of cost, not possibility.

Here we dropped in a post that carries down to the basement, ran a beam across into a second beam, then carried that load down another post to the basement again. Two beams in sequence.

That opened the entire space up and fixed a layout problem the original floor plan was never going to solve.

If someone tells you a wall can't come out, ask what it would take. You'll usually get a different answer.

We sat down with one of our clients recently and asked her to be honest about the experience. Honoured she said yes.

What stood out was what she kept coming back to: being told the truth, and being actually listened to.

That's the part we work hardest at. Transparency on cost and timeline, and listening properly - before the demo starts and every week after.

Thinking about a project this year? Send us a message and let's talk about it.

We asked the crew to pull exactly 10 inches. No looking. No second guesses.

Some of these guys have been swinging hammers for 20 years. You'd think it'd be easy.

It was not.

Watch to the end to see who nailed it - and who should probably keep checking the tape.

Who on your crew would win this? Tag them.

A designer we work with was asked why she keeps recommending us. Her answer wasn't about the finished photos.

It was expectations and transparency.

She knows what the timeline actually is. She knows what a change order will cost before it's approved. She doesn't get surprised in front of her own client - and that's the part designers never say out loud but always remember.

If you're hiring anyone for your home, ask them how they handle the bad news. The answer tells you more than a portfolio will.

Most people only see the finished room.

The tape marks, the layout lines, the framing that has to be dead square before anything pretty goes on top - that's where the craft actually lives. And that's what we're showing you.

Follow us for the parts that don't make the highlight reel. The build, start to finish.

The real craft is right here.
