JASPER ARCHITECTS received the LADI Award 2026 for Best Mixed-Use Project in Latin America and the Caribbean, at the ELDI 2026 Congress Gala in Panama City.

The project proposes a new model for urban development in Asunción, 200,000 m² of residential, office, and public space organised around a pedestrian valley of terraces, bridges, and a linear park open to the city. Palmanova Center dissolves the boundary between public and private space, weaving living, working, and collective life into a single urban ecosystem.

The recognition reflects a design approach built on the belief that cities can grow by adding new urban quality, not just square footage.

New York last week:
Latin America GRI Real Estate Summit.

Martin was invited to co-chair “The Office 2026: How Is It Driving Strategic Conversion, Revaluation, and New Urban Capital Decisions?”. A closed-door session with senior investors, developers, and operators from across the region asking the questions that matter right now: what do you actually do with office? When does conversion make sense? When do you hold, reposition, or walk away?

We brought a design perspective to the table — on reconversion, urban integration, and how architecture shapes the resilience of assets long after the investment decision is made.

The city itself was a fitting backdrop for the conversation.

Stacked volumes oriented to define the urban plaza and creating an opening that leads to a gradual transition toward the residential neighborhood behind.

A vertical fin system structures the façade and filters sunlight.

The ground floor opens to the retail and public square, connecting the building to its urban surroundings.

A mixed-use tower on one of Riyadh’s principal streets, combining offices, residences, and retail within a single form.

Stacked volumes step to define the profile and secure its presence in the skyline. A vertical fin system runs the full height of the building, structuring the façade and filtering light.

The ground floor opens to the square where cafés, retail, public space. Connecting the building to the street.

A look back — Dunas Desert Hotel
A boutique hotel proposal set within the Kuwaiti desert.
Kuwait, 2020

Shaped entirely by its site, a circular roof folds in a radial pattern that echoes the soft geometry of the dunes, blending into the terrain through form and materiality.

The units are carefully arranged to establish individual relationships with the surrounding desert, expanding into open living, spa, and pool environments. Roof perforations introduce light and sky into each space, while a shared oasis at the center acts as a point of convergence.

A residential and commercial proposal for Quito, Ecuador.
2015

Conceived as a dialogue between urban density and
surrounding landscape. The volume rotates to separate
views from neighboring buildings and open a plaza
at street level. Working within strict height regulations,
shifted and overlapping levels create terraces that filter
light, frame views, and open the building to its surroundings.

Each apartment is oriented to capture panoramic views
of Quito and its landscape.
