If you rent your property YOU MUST COMPLY with the New National Rules for Short-Term Rentals in Spain – What Owners Need to Know
Spain has officially introduced a national Unique Register of Short-Term Rentals, designed to improve transparency and oversight across the country.
🔍 What’s changing?
From February 2026, owners offering short-term or temporary rentals will be required to submit an annual report every February, covering the previous year’s rental activity.
This applies to properties used for:
• Holiday and tourist lets
• Temporary stays for work
• Study-related accommodation
• Medical or similar short-term stays
📑 The requirement forms part of Spain’s new national rental framework and applies nationwide, alongside existing regional rules.
⚠️ If you own or plan to rent out property in Spain, this is an important compliance change to be aware of as increased data sharing and enforcement are expected.
So from Feb 2026 you must submit the records from 2025 to the property register office or online.
