Lately, we’ve been hearing unbelievable stories. People transferring money from abroad to complete strangers for properties they have only seen online. People paying deposits for homes and receiving nothing in return except notes written in English. People ready to move forward with purchasing a property without even seeing an official document proving that the person “selling” it is actually the owner.

In Spain, the official language is Spanish, and all legal documents must be written in Spanish. In some cases, bilingual contracts are permitted, but the Spanish version is always the legally recognized and prevailing one in all circumstances.

There is a series of documents that must be reviewed before you decide to proceed with a purchase. Did you know that there are properties located on the seafront that cannot be officially registered in the land registry, and that there are legal reasons for this?

We work with official real estate agencies, lawyers, and notaries. If you are not receiving official documentation for the expenses you are making, in 99% of cases you are the victim of fraud!

⚠️ Ако се осигурявате като работещ или едноличен търговец (autónomo)в Испания и пътувате до България и по време на престоя там се разболеете, можете да получите болничен, издаден в България, който да бъде признат от испанското осигуряване (INSS).

✅ Трябва да получите официален медицински документ от лекар или болница в България, в който да са посочени:диагнозата (ICD-10 код) и предполагаемият период на неработоспособност.

✅ В срок до 10 дни документът трябва да бъде изпратен до INSS в Испания заедно с личните ви данни.

❌ Изпращане по имейл не се приема.

📌 Документите се изпращат:

*Чрез електронната платформа на испанското социално осигуряване
или
чрез испанското консулство/посолство.

📄 Докато болничният продължава, всеки месец трябва да изпращате актуален медицински доклад(аз лично съветвам да бъде приложена цялата медицинска документация като лабораторни, образни изследвания и т.н.), за да не бъде спряно обезщетението за временна нетрудоспособност.

P.D. Относно заплащането на разходите , свързани с лечението, документалните изисквания и административна процедура са различни.

⏳ След 365 дни INSS решава дали да удължи болничния, да издаде медицинско освобождаване или да започне процедура за трайна нетрудоспособност.
