⚠️ Don’t Choose Air Conditioning Based on Price Alone! ⚠️

I came across a Mitsubishi 4.5kW (around 1.8 HP) system with a very attractive installation price.

I asked whether a dedicated MCB / RCBO, electrical work, certification and Building Control notification would be included if required.

The installer confirmed that the 4.5kW system is supplied from a 13A plug, they do not work from the consumer unit or provide an electrical certificate, and 5kW or above requires a dedicated supply.

A 13A plug is not automatically a problem — the important thing is that the installation suits the manufacturer’s requirements and the property.

Before comparing quotes, ask:

✅ 13A plug or dedicated circuit?
✅ Is an MCB / RCBO required?
✅ Is electrical work and certification included?
✅ Is the installation in line with the manufacturer’s requirements?

The cheapest quote isn’t always the best value — know exactly what is included.

今日見到一部 Mitsubishi 4.5kW（約1.8匹），包安裝價錢幾吸引。

我特登問清楚，如果需要由 Consumer Unit 加獨立 MCB / RCBO，會唔會包電力工程、證書同有需要時嘅 Building Control notification。

對方回覆係：4.5kW 用 13A plug 供電，唔做 Consumer Unit 接線，亦唔提供 electrical certificate；5kW 或以上先需要 dedicated supply。

其實 13A plug 本身唔代表有問題，最重要係符合原廠要求同現場電力情況。

所以大家比較報價時，記得問清楚：

✅ 13A plug 定 dedicated circuit？
✅ 需唔需要 MCB / RCBO？
✅ 電力工程同證書包唔包？
✅ 安裝係咪按原廠要求？

最平未必最抵，最重要係清楚自己俾緊錢買啲乜。

I went to a customer’s house this morning to discuss their air conditioning installation and, while I was there, I had a look at one of their ceiling lights.
It turned out the whole house had lost power.
After checking, I found that the customer had replaced the light fitting themselves and accidentally connected the wires incorrectly, causing a short circuit that tripped the breaker and cut power to the entire house.
Thankfully, it was only a tripped breaker and nothing more serious happened.
⚠️ If you’re not sure what you’re doing, don’t guess when it comes to electrical work.
A simple wiring mistake can trip the power, damage electrical equipment, or in the worst case, lead to electric shock or a fire.
When in doubt, it’s always best to ask someone with the right knowledge and experience. Stay safe! 🔌

今日原本去客人屋企睇冷氣安裝位置，順便幫佢睇埋個燈。
點知一入屋，成屋燈冇電、全屋燈都唔着。
檢查之後先知道，原來客人自己換燈時接錯線，將兩條電線接埋一齊，結果短路跳掣，搞到成屋冇電。
好彩只係跳掣，冇造成更嚴重嘅意外。
⚠️ 唔識就真係唔好亂嚟！
電力唔係玩具，一個接錯線，輕則跳掣，重則燒電線、燒電器，甚至有觸電或火警危險。
如果唔清楚點接，最好搵有經驗嘅師傅處理，安全最重要。 🔌

🏡 Do You Need Planning Permission to Install Air Conditioning in a Conservation Area?

Not necessarily!

If your property is located within a Conservation Area, it doesn’t automatically mean you need Planning Permission. However, the requirements depend on factors such as the location of the outdoor unit, the type of property, and your local Council’s planning policies.

Even where Permitted Development rights apply, the installation must still comply with MCS020A requirements, including:

✅ The outdoor unit must meet the required noise limits.
✅ The outdoor unit must be installed in a suitable location.
✅ Appropriate distances must be maintained from neighbouring windows and property boundaries.
✅ Additional restrictions may apply to Listed Buildings or properties within Conservation Areas.

💡 For extra peace of mind, many homeowners choose to apply for a Lawful Development Certificate (LDC). This provides written confirmation from the Council that the installation is lawful, which can be helpful when selling your property or if any questions arise in the future.

⏳ LDC applications typically take around 6–8 weeks to be processed.

🏡 Conservation Area 一定要申請 Planning Permission 先可以裝冷氣？

未必！

如果你嘅物業位於 Conservation Area，並唔代表一定要申請 Planning Permission。不過，實際情況要視乎室外機安裝位置、物業類型，以及當地 Council 嘅要求。

即使屬於 Permitted Development（容許發展），安裝亦需要符合 MCS020A 規定，包括：

✅ 室外機噪音水平符合標準
✅ 室外機安裝位置符合要求
✅ 與鄰居窗戶及地界保持適當距離
✅ Listed Building 或 Conservation Area 可能有額外限制

💡 為咗更安心，不少業主都會選擇申請 Lawful Development Certificate (LDC)，取得 Council 書面確認，日後賣樓或查詢都更加方便。
