WHEN SHOULD I REPLACE MY LEAKING CONSERVATORY ROOF?🤷‍♂️

Ultimately of course the decision will be yours but here are a few guidelines:-

🛠Quotations you will receive for repairs may not be dissimilar to the cost of a complete new roof
🛠If they are well above 50% of a new roof cost, the best decision should be not to repair
🛠There will be long term, a new roof should be chosen
🛠If under close examination, the full details of those repairs do not give you confidence that they will be long term, then a new roof should be chosen
🛠If you wish to take advantage of a more structurally sound roof than the existing, taking advantage of the latest technology with regards to thermal efficiency and heat reflection, yes it’s a new roof
🛠When you are keen to have a complete new roof, so that you can change the overall design, with perhaps tiles or a vaulted ceiling or maybe choosing a flat roof with glazed lantern, generally as with an Orangery design. Clearly a new roof will be the way forward
🛠If like many, you have had one or more people trying to stop your conservatory roof from leaking without success, most likely the time to be considering a new roof
🛠A strong desire to have a more of a full extension to your home, to use for much more of the year

🛠ROOFING CASE STUDY

This traditional character property offered a number of challenges. It was necessary to satisfy the local Planning authorities in relation to Conservation Area Requirements and not least of all, our customer.

As can be seen there was a small low window in the side elevation. The design we created allowed that this does not have to be closed off as two roof lines were introduced, allowing a high pitch for the majority of the new Garden Room, so that a vaulted ceiling could be introduced.

As can be seen there is a very attractive garden and views which were accommodated by a sliding patio door with glass panels. Beams within the internal vaulted ceiling were an integral part of the supporting structure and further enhance the desire to create within the character of this rural cottage.

The pictures of animal horns and decoration within was very creatively planned and introduced by our customer and all concerned were very pleased with the ultimate result.

WHICH WOULD BE MY BEST CHOICE?

CONSERVATORY 🔵 GARDEN OR SUN ROOM 🔵 EXTENSION 🔵 OPEN PLAN 🔵 ORANGERY

How do they differ, which would be most appropriate?

🔵CONSERVATORY
These glazed buildings are chosen and enjoyed by people who wish to create a light, bright atmosphere from which to enjoy their garden whatever the weather. A well designed conservatory with good ventilation and appropriate heating can certainly be used comfortably throughout the year. As long as the roof has more than 75% glazing and the new side elevations over 50% glass, it will be exempt from Building Regulations but it must be separated from the main home by a door of external quality and the floor area below 30 sq metres. It should also have independent heating and be at ground level.

🔵GARDEN OR SUN ROOM
Generally a combination of cavity walls and glass within the side elevations. The roof can be either flat or part tiled. This design will be chosen by those who are considering a room in the garden rather than an extension to their home but choose not to have a fully glazed design, as the conservatory option offers.

🔵OPEN PLAN
Often chosen to open up your kitchen into a garden dining room. Very attractive for entertaining guests to dinner, although it could equally be linked to a dining room or lounge. This will certainly require heat loss calculations and may mean increasing the insulation in your home or perhaps a new boiler to achieve this. Special lintols will need to be introduced, particularly if the opening is much wider than the average French doors.

🔵ORANGERY
Creating an elegant and impressive addition to your home. They are usually chosen for entertaining or enhancing the architecture of appropriate properties. Most will have a glazed lantern, centrally positioned with a flat perimeter roof. These designs enjoy the same Permitted Development opportunities with respect to Planning. On the rear of a detached home no greater than 4 metres depth or 3 metres if an attached property. They should be no higher than 4 metres.

ENTRANCE PORCHES 🏡

Whilst attractive front entrance doors will create a special feature on your home, a well-designed porch will considerably enhance this and offer substantial additional benefits:-
🔑An air-lock before you open the front door and an appropriate place where shopping or whatever you wish to unload from your car can be placed before opening up your home
🐕‍🦺An ideal area to take off your muddy boots or dry off your pet dog
🥾The best place to leave wet muddy boots and shores
🚪You can open your front door to clearly see who is ringing the bell whilst maintaining the security for your home
🤝There is now a special area within your porch where you can speak with the visitor, postman or milkman, who is not generally coming into your home

PLANNING

You will need to apply for planning if the porch:
• Would the ground area (measured externally) of more than 3 square metres
• Would be higher than 3 metres aboveground level
• Would be less than 2 metres away from the home boundary when a highway (which includes all public roads, footpaths, bridleways and by ways

🌞HARDWOOD PROJECT 🤩💥

This two storey Hardwood project, albeit with no upper floor, was very much designed to complement the superbly designed property.
It had been built on the previous site of a mill beside a small river which originally provided power to the mills. The property had been designed with all the traditional features of a farmhouse/barn.

Large concrete slabs with steel reinforcement were uncovered, as they had been buried following demolition of the old mill. These had to be removed and the integral steel cut to achieve this.

Side elevations were glazed with full length glass panels for the owners to enjoy the abundance of wild life, including fish, otters, kingfishers, herons and egrets.
This was a very challenging project in all respects but has proven to be very successful, achieving all concern’s ultimate approval.
