This is my breakdown of an Energy Peformance Certificate to give you a brief overview of what this service can provide you with your home🏡
1️⃣The first thing you will see when you click onto the EPC register is a search bar asking for your postcode, put this into the search bar and click.
2️⃣You will now see all of the certificates in the street, scroll down to find your address and it will have an expiry date if you have one present, it may also say expired which is the case 10 years after the previous assessment as well as an overall A-G Rating.
3️⃣Click onto your address and you will be met with your address details property type and m2 of the property with your rating, certificate number and expiry date all in blue.
4️⃣You will then see the A-G chart (Shown below) with a current score based on the current certificate and a potential score of what the property could achieve if recommendations are taken on board.
5️⃣The next thing you will see is a breakdown of your properties features and a vague description of what they are. This has also been shown below. This is where most of the information we need is to produce the certificate and the rating is worked out mainly from these things.
6️⃣You will then see how this affects your energy bills and average bills based on the details shown above, with an average saving if the following steps are followed, but these aren’t always possible/affordable to follow.
7️⃣The next thing that you will come across is the potential energy efficiency measures that may or may not be possible to install, with a typical rough price of how much these would cost to install and how they will positively impact the rating of your certificate.
8️⃣And finally… you will see the assessors details, date of assessment and expiry date of your current certificate and any previous certificates if you have had any done in the past.
