Not everyday is smooth sailing. Unfortunately dropped this radiator pipe when replacing the nut and olive for new valves and with no access under the floor void anywhere else, I had to break the tile. New tile in and cut to perfection. Adapt and overcome.

Third service for this ideal logic combi2 installed by me. Stripped down the burner but barely any buildup to flush through. Just a recharge of the expansion vessel and checked the filter was clean and the boiler continues with its 7 year warranty.

Baxi losing pressure every couple of days and leaking over the floor. Recharged the expansion vessel and replaced the PRV. Found the water quality to be poor so cleaned the filter and filled with corrosion inhibitor to protect the system.

Zone valve kept sticking on this vaillant system boiler resulting in the heating staying on without demand. Replaced full zone valve body and a few radiator TRV’s. The system water was extremely dirty so opted to fit a fernox magnetic filter and flush the system whilst also replacing the pressure sensor and auto air vent in the boiler too. System running much better now and just in time for winter 🥶

Attended this property after other companies had failed to show and the boiler kept leaking during heavy rain. Whilst investigating the issue, it was identified that the condensate pipework was backing up when the rain water downpipe became overwhelmed due to a potential partial blockage. This wouldn’t have happened if there were an air break fitted.

Upscaled and Repiped the condensate pipe with a far greater fall and 2 air breaks and carried out a boiler service to ensure safe operation as well as issuing a landlords gas safety certificate.
