Got a project coming up soon following a door inspection with five flat doors and one colossal front door that’s sporting gaps, twists and hinges old enough to qualify for their own conservation grant. Being Grade II listed means the usual fire‑door fixes are off the table — no chopping, no trimming, no replacing frames, and every adjustment has to respect the original fabric. It’s a careful balance between compliance and heritage, working within what you can do rather than what you’d normally want to do. Still… at least this time there isn’t a door vacuum trying to sabotage the job.

Good news to kick off July.

We’re back at 10 Henry Street, Bath for Urban Creation — a Grade II listed property with a fascinating past.
Originally built as a church, later serving as a police station, and now used as offices, it’s one of those buildings that carries its story in the walls. Our team completed the full refurbishment here around five years ago, and it’s great to be invited back to carry out ongoing maintenance and care. This visit includes External paving repairs and window washing across the façade, Internal maintenance throughout the building. Always a pleasure working on a building with character — and keeping it looking its best for the years ahead.

Just a reminder if you need any fire door inspections to get in touch. This enormous threshold gap was from some newly refurbished doors I surveyed yesterday where the contractor had been doing fire doors for donkeys years in their own words.

None of the 18 doors surveyed were compliant and all simple but big mistakes.

Phase 2 and the final phase of our Project in Yate replacing and upgrading fire doors for a Social Club in South Gloucestershire. Time to get the report issued and the doors certified.
Overall 15 doors, 9 of which were new doors and frames.

The painter was a little over keen and started painting a few before we had even fitted any Intumescent Strips. Its been a nice little project overall and a very happy client who is now fully compliant and meets the requirements of their FRA.

The Door Vacuum Challenge Is the Nemesis of Fire Door Works!.

Just revisited a proiect today and got reminded of the one thing that can bring even the best fire-door setup to its knees door vacuum.
Two Buildings botn Listed. Original external doors (untouchable). Tiny lobby. FD30 internal doors that almost closed... but that last 10mm fought back like a champ.
Classic pressure differential.

The fix ended up being a proper little balancing act:

• Intumescent vent installed into the
internal lobby door
• Closer adiustments - one sped up, one slowed down
• Pressure finally equalised
• And now... the door actually closes like it's supposed to whichever way you go in or out.

Amazing how a tiny lobby and a sealed-up listed door can create a mini airlock,
Sometimes it's not the hinges, not the seals, not the closer, it's the building trying to hold its breath.

Just one more door Vacuum to sort out somewhere else now.
