Buying a property? Stop asking the seller for an EICR (Electrical Installation Condition Report).

If you want the real story on a property's electrics, you need to be the one hiring the electrician. Here is why letting the seller handle it is a major mistake for a buyer.

⚠️ The Conflict of Interest
When a seller instructs an EICR, their goal is often to get a "Satisfactory" result as cheaply as possible to push the sale through.

The "Mate's Rates" Risk: They might use a "friendly" electrician who glosses over issues that aren't immediate hazards but will cost you thousands later.

Minimalist Reporting: A seller-funded report often covers the bare minimum. They aren't looking for advice on future-proofing; they’re looking for a signature.

You hire the electrician:
They work for YOU: They will give you honest, blunt advice on whether the property needs a £10,000 rewire or just a few socket upgrades.

A detailed report you commissioned is a powerful tool to negotiate the house price down if "C2" (potentially dangerous) defects are found.

💡 The Pro-Buyer Move
Don't just ask for a "valid certificate." Treat the EICR like your structural survey.
Instruct your own registered electrician (look for an NICEIC contractor)
Ask for an "Enhanced" report that looks at the age and capacity of the system, not just basic safety.

Investing £200–£300 now can save you £10,000 the week after you move in.
