🚿✨ Bathroom Transformation in Crystal Palace ✨🚿

This one was full of hidden surprises! We uncovered leaking pipes buried in the concrete floor, a serious mould and mildew issue, and even rotten timber walls.

The whole room was stripped back to basics, with new walls rebuilt, re-plastered, re-wired, fully tanked for protection, and finished off with fresh tiling and a brand-new bath suite.

From problem to perfection – another bathroom brought back to life! 🔨✅

🏗️ Project Completion – Streatham Vale 🏡

We’re pleased to share the successful completion of a structural and refurbishment project in Streatham Vale.

Our initial visit back in April was prompted by cracks appearing around the rear bedroom window. A building surveyor had advised our client that a lintel was likely missing above the window. However, upon removing the plaster, we discovered that a lintel was indeed present. The real issue stemmed from the brickwork above the extension steel not being properly packed, which had caused movement and cracking.

To ensure a safe and lasting solution, we called in our structural engineer. During his assessment, it was also identified that a chimney breast had previously been removed, but the remaining chimney stack was left unsupported—a serious structural concern.

Following some delays due to obtaining party wall agreement consent from neighbouring properties, we returned to site in June to carry out the necessary works. These included:

✅ Packing the brickwork under the steel with a sharp sand and cement mix
✅ Stitching cracked brickwork using Helifix bars
✅ Installing EML sheets over affected brickwork prior to re-plastering
✅ Removing the remaining chimney breast in the rear bedroom
✅ Installing an 8-metre structural steel beam to safely support both chimney stacks
✅ Fully re-plastering both affected rooms
✅ Laying new engineered wood flooring
✅ Installing new skirting boards and architraves
✅ Full redecoration to a high standard

This project is a great example of how hidden structural issues can be uncovered during routine investigations—and how we work closely with engineers and surveyors to deliver safe, compliant, and high-quality solutions for our clients.

Another one recently completed in Carshalton. This out dated bathroom just didn’t work for the clients at all. We managed to split the room in two and create a smaller bathroom for guests (after we recently converted their office into a master bathroom)as well as a utility area for their washing machine and tumble drier, hidden behind bespoke bi fold doors.

This job proved challenging to say the least, whilst removing the existing tiles, we found the room to be infested with ants. The previous tiling was done in dot and dab, allowing the ants to create a massive nest between tiles. The subfloor was found to be sand, insulation and ply, so we removed all this, laid a membrane, new insulation and a 75mm screed over the top.

We were asked to paint the walls with a lime wash, which was a first for us, and I have to say it turned out very nice indeed….

Here’s one we recently completed. Converted a cupboard under the stairs into a downstairs toilet for an elderly couple in Morden. Works included bricking up a back door, supply and fit new window, plumbing and electrical alterations as well as plastering and decorating..
