🏗️ Project Completion – Streatham Vale 🏡
We’re pleased to share the successful completion of a structural and refurbishment project in Streatham Vale.
Our initial visit back in April was prompted by cracks appearing around the rear bedroom window. A building surveyor had advised our client that a lintel was likely missing above the window. However, upon removing the plaster, we discovered that a lintel was indeed present. The real issue stemmed from the brickwork above the extension steel not being properly packed, which had caused movement and cracking.
To ensure a safe and lasting solution, we called in our structural engineer. During his assessment, it was also identified that a chimney breast had previously been removed, but the remaining chimney stack was left unsupported—a serious structural concern.
Following some delays due to obtaining party wall agreement consent from neighbouring properties, we returned to site in June to carry out the necessary works. These included:
✅ Packing the brickwork under the steel with a sharp sand and cement mix
✅ Stitching cracked brickwork using Helifix bars
✅ Installing EML sheets over affected brickwork prior to re-plastering
✅ Removing the remaining chimney breast in the rear bedroom
✅ Installing an 8-metre structural steel beam to safely support both chimney stacks
✅ Fully re-plastering both affected rooms
✅ Laying new engineered wood flooring
✅ Installing new skirting boards and architraves
✅ Full redecoration to a high standard
