Plenty of homes in an all-electric programme won't get an outdoor heat pump. Flatted blocks and constrained sites electrify another way, and hot water falls to an immersion heater.

Every litre of it is then billed at the electricity rate, so the only lever left is how many kWh it takes to heat. That stock still counts towards the proposed 2030 EPC C target for social rented homes.

We won Innovation of the Year at the Unlock Net Zero Awards last night! 🏆

The award is for our work with St Basils, bringing down energy bills and delivering healthier homes for residents.

Here's what it's about: our pilot shows what smart hot water can do beyond just heating water. It balances heating, ventilation and energy use across the home, adapting in real time to keep things comfortable and healthy while cutting waste. The early results speak for themselves, around 30% lower energy use and roughly £200 a year back in residents' pockets.

Hot water specification can directly influence fuel poverty outcomes, and for social housing providers today, every retrofit decision has to work harder:

EPC reform arrives in 2027, and smart readiness is one of the metrics homes will be assessed against.

For social housing providers, that has real implications for retrofit programmes running now. The cylinder specifications agreed this year, the system choices made in current planned works cycles, these will all be in place when the new assessments begin.
