Upgrade Complete

We recently replaced an outdated plastic fuse box with a modern FuseBox consumer unit as part of this property’s conversion into a care home.

Why the upgrade?
• The old unit had RCCB protection across all circuits, meaning one fault could cut power to the entire building. Not suitable for a care environment.

What’s new?
• Surge protection installed for added safety
• AFDDs fitted on circuits above 32A
• Individual RCBOs on all other circuits, reducing the risk of a complete power outage

Safety and reliability are at the heart of what we do.

If you need a consumer unit upgrade or are converting a property for specialist use, contact BSJ Electrical.

Today’s Call-Out: We responded to a job in Grays, where we replaced the main heating element in a pressurized cylinder. Our client had been without hot water for a few days, and we were happy to get everything back up and running quickly. Did you know that both electricians and plumbers can handle this type of job? Regular maintenance of your heating system can prevent unexpected breakdowns.

Rogue EICRs and Oversized MCBs – A Dangerous Combo
Started an EICR today and found multiple oversized MCBs that weren’t suitable for the cable sizes – a serious fire risk if left unchecked.

I flagged it straight away to the letting agent and was told not to continue. Yep, they’d rather ignore it than deal with the potential danger.

If you’re living in a rented property, make sure your landlord or letting agent has had a proper EICR done – not a rushed or dodgy one. It’s your safety at stake. Don’t be afraid to ask for a copy of the certificate.

Did you know squirrels can cause serious damage to your home?

Just take a look at this photo — chewed cables hidden in the loft can lead to dangerous faults or even fires. We’ve been seeing a lot of this kind of damage lately in the local area, and it’s often gone unnoticed until it becomes a real problem.

If you’ve got a lot of squirrel activity around your property, it might be time to get your electrics tested for peace of mind.

If you’re unsure or would like advice, drop me a message — happy to help!

🔥 This Almost Caused a Fire! 🔥

A loose neutral cable led to this—and it could’ve been much worse if the tenant hadn’t been home to shut off the electrics. 😰 The consumer unit wasn’t labeled correctly, which made it harder to act quickly.

When was the last time your electrics were checked?
If you’re not sure, or there’s no inspection sticker on your consumer unit, it’s time to get it sorted! Regular checks can prevent dangerous situations like this.

📩 Message us today and let’s keep your home or business safe. Don’t wait for a close call like this one.

During this time of year, electrical systems are used more than usual. To ensure that you and your loved ones stay safe through the Christmas season, we recommend taking the following steps to help prevent electrical fires and accidents:

• Inspect your electrical cords and cables regularly and replace any that are damaged.

• Avoid overloading electrical outlets, avoid overusing power extension leads and surge protectors whenever possible.

• Never leave your Christmas lights on unattended, unplug them when you are not home or sleeping.

• Keep appliances, such as toasters and kettles, away from water sources.

• Keep flammable materials, such as wrapping paper and decorations, away from heat sources, including radiators and heaters.

• If you are using a real Christmas tree, take caution when watering and when lit never leave it unattended.

We wish everyone a safe and happy Christmas from all of us at BSJ electrical.
