17th call today with frozen condensate pipes, all sorted now either over the phone with advice to thaw them out or with a visit to cut the pipe temporarily & put into a bucket, I’ll return when the temperatures rise above zero & reroute internally or enlarge pipe & insulate them.

This is why it's so important to get your boiler serviced annually, last year this boiler looked good as new internally & all flue gas reading were correct. This year internally at The back of the boiler I could see rust marks all the way down behind the heat exchanger which wasn't clear until I removed the boiler what had caused this. The flue hood had a crack in the plastic at the rear of the heat exchanger which allowed the condensate to run into the boiler cavity which caused the deterioration of the casing. If this had been left it would have eventually created a hole in the rear casing & the products of combustion would have entered the room. This could be fatal the boiler was located in a cupboard in a bedroom. Please make sure you have an annual check done on all your gas appliances.
