❌On a lease the base rent can sometimes seem attractive but the overall cost can be quite different once all the additional costs are factored in (e.g. business rates, utilities, buildings insurance, intruder alarms, fire alarms, risk assesments, maintenance, service charges, CCTV, security, building repairs, surface water drainage and other ongoing expenses). Setting up and ending a lease can also be a costly and painful legal experience, as well as delaps at the end of the lease which can come as a heavy and nasty surpirse.
