🪟WINDOW FOCUS!🪟

Looking after your windows is critical for preventing damage and reducing repair costs.

Well-kept windows can improve your homes energy efficiency and maintain security for your family.

What you can do:

- Reduce/manage condensation build up
- Review windows that stick due to damp, incorrect product application, adjust tight beads or replace cords on sash windows
- If window frames are distorted, this may be a structural issue so it’s worth seeking advice
- Check for failed mortar between walls and frames which can allow water ingress (and replace with lime!)
- Check for and replace failed putty around glazing
- Ensure decoration is maintained, especially on timber frames

As always, identifying and fixing minor problems is key.

🏚️ Roof & Guttering Maintenance🏚️

Bad weather often highlights the need to maintain your roof and guttering. To avoid more costly problems later and to ensure your buildings insurance remains valid, carry out regular checks and get advice early.

Things you can do:

- Remove debris from guttering and drains to stop them becoming clogged

- Check downpipes for blockages and to ensure all joins are connected properly

- Replace or fix slipped or broken roof tiles or slates

- Check lead flashings and gulleys are doing their job

- Check for damage to soffits and fascia’s (sometimes caused by birds!)

- Check your property when it is raining!

⁉️Are drainage pipes discharging?
⁉️Are gutters overflowing?
⁉️Is water running down your external walls?
⁉️Is there any splashback onto walls?

Fix issues as they arise and seek professional advice as required.

We love a local job and we were pleased to work on this property less than a mile from our base!

We removed the cement render and soda-blasted the paint from the stonework. We re-pointed the stonework on the gable end and parts of the front elevation using lime mortar.

We undertook a fair amount of cob repair and timber cob stud repairs and lime-rendered approximately 70% of the building, leaving the stone plinth visible.

In addition, we meticulously cleaned the stone and brick buttresses, removing the tar pitch, giving contrast and detail to the exterior.

Total restoration of a Devon cob cottage

We worked closely with the architect and structural engineer on this project to fully remove the thatch and most of the structural roof timbers. We sourced locally-grown specialist cranked oak timber for the new cruck frame.

We had to replace and rebuild at least 50% of the cob and masonry on the front elevation due to major roof spreading causing significant structural problems.

We are a conservation company and it is really important that as much of the fabric of a building is retained, whilst also ensuring the finished look is in keeping with its history. This can often be a challenge working within modern building regulations and beautiful Devon cottages regularly present interesting conundrums for us to work around!

The photo of the rear elevation shows the replacement of the old lean-to timber frame extension.

✨Blending traditional building methods and materials to create a contemporary finish ✨

This was a project we undertook in Mid Devon. It involved relocating the kitchen from the front to the back of the house, installing underfloor heating with an insulated limecrete floor and fitting the kitchen.

We created an oak and glass entrance with a crimped zinc roof, which linked the kitchen to the utility rooms.

Working with the customer, we chose a sponged finish for the kitchen, toilet and utility and an external finish for the entrance, as this was previously an external wall.

The customer was involved throughout, working with us every day and being highly involved with the decision-making process.

🇮🇹 Italian house project 🇮🇹

In September 2023 we took on a farmhouse in Tuscany. It had been lived in by its former owner for over ninety years and until a few decades ago, cows inhabited the cantina downstairs! 🐄

Sean, working alongside a great Italian building company and with some help from friends, oversaw and assisted with the entire renovation project.

We assumed lime rendering, plastering and pointing would be the norm, but we were told that the skills required are being lost in this part of Italy. We chose to do a hydraulic lime rendering internally, mixed with local sand and hydrated lime. We used what would typically be considered an external finish inside, we wanted a bold, textured effect because the walls are so vast!

We chose to re-point at least one wall per room to expose the beauty of the natural, local ‘Macie’ stone, which gave the interior balance and contrast.

*Lime rendering in East Devon*

This is a lovely Devon longhouse that we worked on last summer. This job involved removal of the existing cementitious render, some minor cob repairs, and replacement of the render using lime.

The owners of this property knew that having a modern cement-based render on their old building could cause significant problems, so they chose to effectively future-proof their home before any issues arose.
