Recently went back to do some finishing touches inside on this roof conversion project including boxing in services, sealing the exposed flint walls and adding shelving to break up the transition from tiles/ plaster to the exposed feature walls. Happily worked alongside Neil J Burrell Roofing and Property Maintenance on this of project of theirs, which involved removing the existing ceilings in both rooms, reframing the existing roof structure to accommodate the new velux windows, fully insulating between the rafters and beneath them with a 25mm service gap for cables to be re-routed and tidied up from the existing loft space, as well as rodent protection and ventilation added before a full reroof including new lead apron flashings, then handed over to the plasterers for skimming before our return to add those little finishing details 👌.

Another bathroom completed recently 🛁

Basin and shower positions swapped ➡️⬅️

Stack pipe boxing reduced to allow the toilet to be moved over 🚽

Radiator under window repositioned and replaced with new towel rail to keep those towels toasty ♨️

All tiles stripped, walls boarded with new insulated tile backing boards where appropriate and then re-tiled from floor to ceiling ✅

Light fitting removed, three downlights added as well as new mirror with LED backlight and heated panel, so no more misty mirror! ⚡️

Ceiling made good ready to decorate, door frame packed out to suit new wall thickness, architrave renewed and just as a finishing touch, the window has had some new hinges, trickle vent and trims to complete the project 👌

A bespoke shed from the summer, used to store fishing equipment for a keen angler! 🎣

This shed has upvc fascia board with an EPDM flat roof, a framed ledge and braced door with a proper mortise lock for security, it’s fully insulated and boarded with ply internally, with a light fitting and a couple of sockets…

Unbelievably it didn’t cost much more than a similar sized shed from BnQ, but it is twice the quality and designed to utilise the space.

A flat roof from this summer…

The existing roof was a cold roof, poorly insulated with no ventilation, meaning that the condensation from the bathroom had caused the entire structure to rot from the inside out, as well as the old mineral felt had failed and was letting water in from above.

I redesigned the entire roof from scratch. Adding wall plates where they were non existent, as well as changing the direction of the joists and the direction of the fall, making the roof more efficient and productive.

After the structure was completed, I opted for a warm roof covering, including a vapour barrier and using a specialist insulation that allows me to eliminate the need for any fixings and therefore prevent cold bridging going forward, topped with an EPDM membrane for water tightness and new upvc fascia to compliment the new roof height.

This bathroom will now never lose any heat, but will also resit condensation impeccably going forward in the new bathroom.

Bathrooms are prone to produce moisture for obvious reasons, and are often wrongly diagnosed with roof issues (especially flat roofs) due to poor design.

Chimney demolished earlier this week 🔨🧱

Poor old Father Christmas will have to use the letter box at this property in Yaxham from now on! 🎅

The internal fireplace had been blocked up some years ago but the stack was left as it was when still in service! Safe to say it had seen better days and likely to cause issues in the near future

We removed the pots and bricks so that they were below the roof line, capped off with a fire resistant cement board, added air bricks in the loft to keep some airflow and avoid any damp issues in the future.

Roof structure was amended and rafters added where needed to suit new felt and batten, then reclaimed tiles were laid to match the existing roof as best as possible.
