Called out today for a survey on Damp in a top floor bedroom.

Damp was caused by faulty guttering causing water ingress into the property.

The client was unsure how long the gutters have been leaking but to my eyes it has been leaking for more than a year as it has caused catastrophic effects internally causing dry rot.

Top tip;

Check your guttering periodically, a simple fix externally could prevent issues internally.

In this case no extractor fan was present in the bathroom.

In the bedroom the PAV is incorrectly positioned.
