🔥 Fire-Damaged Property Renovation – Otley 🏡

Today marks the start of a major renovation project in Otley following fire damage to the property.

There’s a huge amount of work ahead, but we’re looking forward to bringing this home back to life and giving it a complete transformation. 💪🏼

The works will include:

🧹 Full deep clean & clear down
🧱 Boarding & skimming where required
🪚 Full removal of existing flooring
📐 Plyboarding & LVT flooring installation
🚪 New door & frame
🎨 Full redecoration throughout
🪵 Replacement skirting boards throughout

This is a full project from start to finish, with J.O.B Decor taking care of the decorating, joinery and property improvement works.

We’re also pleased to be working alongside our good friends at Mikola Contractors Ltd on this one. 🤝🏼 It’s always great to collaborate with trusted trades and work together to deliver a project to a high standard.

Just visited a property where the previous builder's quote came in a massive £3,000 below ours.
It’s a classic rogue trader tactic. They lowball you with a bait quote just to get their foot in the door and pocket your deposit. But the second they're on-site? That's when the real game starts. "Oh, have you considered this?" "That actually wasn't included." "You need this done urgently." Suddenly, the pressure is on and your budget is blown out of the water.
On paper, a genuinely competitive price and a lowball trap can look identical. The real difference? The pressure you're under once work starts.
Don't fall for the cheapest price tag. Always look at what's actually included! 💼🔨

Construction Dwoo's | Lesson 16: No Insurance, No Policy, Zero Protection! 🛑💥
A customer called us in a panic after their extension went completely Pete Tong. The builder hit a pipe, flooding not just their own house, but the neighbour's too.
When the neighbour tried to claim on the insurance, the harsh reality hit: the builder didn't have a single penny of public liability insurance.
Guess who's left holding the bill for the damage to both properties? Not the builder, and not the neighbour. It falls straight back onto the homeowner who hired them.
This isn't something you take someone's word for on a "yeah, yeah, we've got it." Checking public liability insurance takes 5 seconds, but skipping it can cost you thousands. Always ask to physically see the active policy before a single tool touches your property.

Construction Dwoo's | Lesson 15: No Beam, No Calculations, No Warning! ⚠️🏗️

Everybody wants an open-plan kitchen-diner. But this builder knocked a load-bearing wall out in a single afternoon just to save time and money—no structural engineer, no steel beam, and zero building control sign off.
Eighteen months later? A massive crack running straight across the ceiling right above where that wall used to be.
That isn't just cosmetic. That’s the house telling you it’s no longer being held up properly.
Any wall you aren't 100% sure is non-structural needs a structural engineer's calculations before a single brick comes out, and a steel beam sized to match. That is never optional, no matter what a cowboy tells you on day one. This is the one shortcut that genuinely puts your family at risk, not just your wallet.

It looked like a lovely patio, perfect in the summer sun. But the landscaper skipped proper falls and drainage just to save a single day's labor.
Then came the first proper Yorkshire downpour. Instead of running away from the property, all that water ran straight toward the house and came pouring in under the back door.
A patio that looks good in July and a patio that survives British weather are two entirely different jobs.

They looked the part, fitted in an HMO to meet building regs. But it turned out the previous fitter used standard doors—no certification, no intumescent strips, and none of it actually fire-rated.
It failed inspection, meaning their insurance had secretly been void the entire time. Every single door had to come out and be replaced properly, fast, and completely at the landlord's cost.
A fire door isn’t defined by how it looks. It's defined by a certificate.

Construction Dwoo's | Lesson 12: The £8,000 Render Nightmare! 🧱💧

Imagine spending £8,000 to make your house look brand new, only to watch the inside completely rot less than 18 months later.
Here is what went wrong on this job: modern render was slapped straight over the old wall with no breathable membrane and nothing to let the moisture escape. It looked great for the Instagram photos, but two winters later, damp is creeping up all the internal walls because the render completely sealed the moisture inside.
Now, all of that work has to come off so we can strip it back and put it on properly.
Remember: render isn't just a pretty finish. It’s all about what’s underneath. Always ask your contractor what system is being used before a single coat goes on the wall.

Imagine having a lovely extension built, only to find out five years later that you cannot sell your house because there's no building control sign off.
That’s the nightmare this couple faced. Their buyers pulled out of the chain because the solicitor flagged the missing paperwork. Between the time and cost of retrospective planning, they've had to call us in to renovate because they're stuck staying put.
Here's the harsh reality: many builders aren't finishers. They get the bulk of the payment and disappear, leaving you without the paperwork you need. A completion certificate isn’t an afterthought it's what makes your home sellable. Get it before the builder leaves, not when your solicitor comes knocking.
