The project involves the Phase 1 works for the renovation of an existing high street bank branch in Bath Road, Cheltenham into a new charity retail outlet for Emmaus Gloucestershire.

Notable challenges are the removal of the supporting walls and brick chimney breast from the original two storey building to add extra retail floor space. New insulated wall linings throughout, and in old solid masonry wall areas a separate inner leaf of insulated 100mm timber stud wall. In newer masonry cavity wall areas, a full fill of blown cavity beads was injected. Cross ventilation, PIR insulation and a double ceiling was installed to the underside of the existing parapet flat roofs, without affecting the existing membrane above the existing retail display spaces. The original hipped roof at first floor level was stripped and inspected with new membrane composite slates and parapet channel gutters linings added. A new EPDM membrane was installed over the existing parapet flat roof of the backroom area, including new PIR insulation to falls, new open channel gutters, box hopper outlet and a re-route of underground drainage runs in the yard to suit.

Notable features include a new concrete ramp access and roller shutter door at the rear for ease of donations & quick deliveries. Replacement of the sash windows with true sash action uPVC framed alternatives with argon filled double glazing. LED light panels and new Herschel infra-red electric panel heaters all within the overhead suspended ceiling grid, new overhead linear infra-red heater elements in the back room and infra-red heated mirror panel in the disabled WC.

Notable features from the original bank that remain are the window shelves for cheque writing, the night safe, and of course the walk in ‘Chubb’ strong room, now re-used for ebay goods storage.

Internally Phase 2 will address the final first floor fit out with new uPVC sash windows, a new staffroom, open plan offices, a meeting room and more infra-red panel heaters throughout.

Externally Phase 2 will address the SW facing render which will be removed and a modern silicone render re-applied, which will complete the works to the original envelope.

New Front porch in Stroud, a modest project but none the less the smallest details matter, masonry walls are completed in matching Bradstone tooled stone with coursing to match the main house and the roof tiles are Marley interlocking double pantiles again to match all existing finishes. Careful planning of the basic footprint means the outer wall & projecting gutter details do not protrude past the adjoining properties return wall.

Conway Road - A large rear two storey extension and minor internal alterations adds extensive accommodation to this existing modest property. At ground floor, a knock through into the new rear masonry extension and a large span steel goal post beam allow for a spectacular open plan kitchen/dining/living space. Twin rear bi-fold doors cantered under the rear gable ends allow enjoyment of views out to the large rear garden. At FF a new master bedroom with en-suite and dressing room, and a third small bedroom both enjoy the full height of the new sloping ceilings within the gable ends.

Reservoir Road in Gloucester nearing completion - A new rear, and side gable end extension together with an extensive first floor Loft conversion allows a substantial increase to the internal accommodation of this bungalow from a simple 1 bed to a glamorous 3 bed property. The master suite has a show stopping glazed gable end with walk through dressing room and a large en-suite bathroom. All the new FF bedrooms and ancillary rooms will be an ‘attic style’ with either dormer windows or Velux style windows for light. Recent Renovation of a 1980's barn conversion near Stroud. Internal alterations to the hallway and fireplace provide a better open plan lounge and dining room layout and generally a feeling of more internal space. New glazed HW panels to the main front entrance and new aluminum Bi-fold doors at the rear really change the aesthetics of the property for the better.

Orangery style' Rear Extension & Internal Renovations, Heathville Rd, Gloucester

A rear single storey dining room infill extension and a new full width single storey ‘orangery’ style extension to the rear of the property provides much needed extra internal space, light & better connects the existing house with the substantial rear garden. Internally the existing kitchen, utility and dining rooms have been remodelled and a generous cloakroom disabled WC is added to the centre of the plan.

At first floor level all three bedrooms are remodelled with built in wardrobes along the walls covering the chimney breasts and an en-suite bathroom is added to Bed 02. Large extension to a family home in Churchdown, Gloucester now complete. (photos from client) New large garage, ground floor kitchen and dining space, with bi folds out to garden, first floor master Bedroom, en suite, dressing room and fourth Bedroom. New kitchen / dining space including underfloor heating, shaker style kitchen units, and central island. New GF utility space and WC. All thanks to a very hands on client who's been bored at home during lockdown.
