Planning Works in a Restricted or Sensitive Area of West Cornwall?

West Cornwall is home to many historic buildings, conservation areas, and protected landscapes, which means even small alterations can sometimes require additional planning consideration.

If your property is listed, located within a conservation area, or sits in a visually sensitive location, changes such as extensions, replacement windows, roof alterations, external finishes, demolition works, or amendments to historic features may need formal consent before work begins.

These controls are in place to help protect the character, appearance, and heritage value of buildings and areas that make West Cornwall so distinctive.

Before starting any work, it is important to understand what permissions may be required. This could include planning permission, listed building consent, conservation area consent, building regulations approval, or advice from the local planning authority.

Early consideration of planning and heritage requirements can help create a smoother path from initial concept through to approval, while ensuring any proposed works are appropriate for the property and its setting.

At Cornwall Planning Group, we can help assess your site, identify any restrictions, and guide you through the correct application process from start to finish.

Thinking of Extending or Altering Your Home? You May Need a Householder Planning Application.

A householder planning application is used when homeowners want to make changes to their property that require planning permission. This can include extensions, loft conversions, outbuildings, alterations to the appearance of a home, and other residential improvements.

While some projects may fall under permitted development rights, larger or more complex proposals often require approval from the local planning authority before work can begin.

A householder planning application helps ensure your proposal is assessed against local planning policies and design requirements. It can also help you improve your home with greater confidence, while reducing the risk of delays, redesigns, or enforcement issues once work is underway.

Whether you're creating additional living space, improving your home's functionality, or making significant alterations, obtaining the correct planning consent is an important step in the process.

A well-prepared application can make all the difference in turning your ideas into an approved and successful project.

The Work That Happens Before Construction Begins.

Before a project moves into full construction, it begins with a technical start, the early works that prepare a site for development and help ensure everything runs smoothly from the outset.

This can include site investigations, groundworks, utility connections, drainage works, and foundation preparation. These activities are typically carried out once planning approval and design work have been completed.

Why are technical starts so important?

πŸ—οΈ They identify potential issues before they become costly problems.

πŸ“‹ They help ensure compliance with regulations and safety requirements.

⏱️ They reduce delays and create a clear path for the main construction phase.

A successful development doesn't start when the building goes up, it starts with thorough preparation and getting the technical details right from day one.

Starting with Precision | Site Survey & Scan

We recently carried out a site visit and detailed scan for a project involving the construction of a ground floor extension and replacement roof covering near Constantine Bay.

Accurate site information is one of the most important foundations of any successful project. By undertaking a detailed scan of the property, we can capture precise measurements and existing building data, creating an accurate digital representation of the site that supports the design process from the very beginning.

This technology allows potential issues to be identified early, improves design accuracy, and helps ensure proposed works integrate seamlessly with the existing building. For projects involving extensions and alterations, having reliable survey data is invaluable in developing practical, well-considered design solutions.

With plans for a new ground floor extension and replacement roof covering, this project represents an exciting opportunity to enhance and modernise the existing dwelling while retaining its character.

It's always exciting to be at the early stages of a project, gathering the information needed to turn ideas into reality. We look forward to progressing the design and seeing the scheme develop in the months ahead.

Bringing a Vision to Life.

We're delighted to showcase these CGI visualisations for a proposed new dwelling and annexe located on the beautiful Lizard Peninsula.

This exciting proposal seeks to deliver a bespoke dwelling and annexe, creating a modern home that makes the most of its unique location while responding positively to the character of the surrounding area.

CGI visualisations are becoming an increasingly important part of the planning and design process. They allow clients, planning officers and local communities to see how a proposed development could look long before construction begins, helping to bring plans, elevations and technical drawings to life.

For projects such as this, CGIs provide a realistic representation of the proposed building, showcasing materials, landscaping, scale and overall appearance in a way that traditional drawings alone cannot achieve. They also help demonstrate how a new dwelling will sit within its surroundings, providing greater clarity and understanding throughout the planning process.

Beyond planning, CGI imagery helps communicate the vision behind a project, allowing the potential of a development to be appreciated from the earliest stages and giving everyone involved a clearer picture of the finished result.

We're excited to see this proposed dwelling and annexe progress through the planning process and look forward to following the project as it develops.

A New Chapter for a Bungalow in Breage🏑

We’re delighted to have submitted a planning application for the conversion of a loft, installation of a dormer, and ground floor extension at a property in Breage.

Once a much-loved bungalow, the property has recently changed hands and is set to begin an exciting new chapter. The proposals have been carefully designed to maximise the home's potential, creating additional living accommodation, improving the internal layout, and providing the space needed to meet the requirements of modern family living.

The introduction of a new dormer and loft conversion will unlock valuable first-floor space, while the ground floor extension will enhance the property's functionality and create a more open and flexible living environment.
