Some fascia and soffits capped.

The original soffits were made from asbestos cement boards.
It was the most cost effective solution to cap the soffit. We hoovered, sealed the soffit and glued the new upvc tongue & groove soffit to avoid any disturbance to the asbestos.
We taped the windows that struggled to close to avoid any dust entering the flat.

We capped the original wooden fascia board and installed new gutters.

A fresh bead of silicone all round and it’s looking brand new, it will be dramatically easier to maintain, just cleaning, no more painting.

The client is pleased to have a fresh and safer surface to deal with.

The windows are being replaced in August, you’ll need shades to look at it in the sun 😎

Hung some timber wall panels.

-We scribed the panels around the TV mount, glued and screwed the panels to walls.
-Light and socket switches were extended forward.
-Rehung the cabinet below the TV.

Took some doing to get everything nice and tight.

The clients are thrilled to have this done, it’s been a project of theirs for some time.

Fascia and soffit replaced

-Scraped the moss off the roof,
-Had all of the original timber fascia off and took it away,
-Found a leak and solved it,
-Took the bottom rows of tiles off,
-Installed eves trays and some extra membrane,
-Cut to size and fitted the new upvc fascia and vented soffit,
-Added a new black gutter to help prevent the base of the wall from getting wet from the tile run off.

From tiled to Lino.
I forgot to take before pictures 🙄

-Took doors and sections of the kitchen apart,
-Took the oven and appliances out,
-Removed the tiled floor,
-Primed the floors and poured self levelling compound,
-Laid the new Lino floor,
-Sealed the edges,
-Put the kitchen back together,
-Fitted the appliances and tested them.

Happy tenants, the Lino is warmer under foot as it’s about 6mm of rubber.

Here we have a garden room for the National Trust where the ‘Onduline’ corrugated roof panels had completely failed and sunk where it didn’t have enough support.

-Took the old roof off and took away,
-Fitted insulation,
-Boarded the roof with a 50mm gap beneath to allow moisture to vent,
-Installed eves trays and breather membrane,
-Installed the new Onduline sheets,
-Created new fascia boards with vents.

Tenants are happy to have their garden room not leak anymore.
Another 20-30 years of a dry building.

This old bathroom was very difficult to clean, the toilet constantly overflowed. That water was channeled to the outside wall and in turn soaked the external walls.
Working on the concealed toilet was almost impossible, access couldn’t be made, the basin was also cracked.
Time for an update!

New units, basin and plumbing the whole way through.
New shelves and storage space in a small room.

Tenants are thrilled 🤩

The soffit had rotted away due to the guttering pulling away from the fascia, this then poured water backwards into the garage.

-Cut out the rotten timber and replaced,
-Cleaned, sanded and triple coated the fascia and soffit,
-Fitted quadrant trim to the soffit where it meets the brick to close any previous gaps,
-Fitted quadrant trim to help hold up the soffit where it meets the back of the fascia boards,
-Replaced the guttering for new.

Another piece of property repaired to last many more years.

Some storage space built in the odd shape left from the roof.
This was all built from scratch and painted.
The previous storage was fine but didn’t have any drawers, so items were lost at the back. It now has 6 drawers, 2 pull out hangers.
The openings were a last minute change of plan, I’ll return to make them shelves with some nice oak on top to match the doors.

A kitchen with a new vinyl floor.

The original had been ripped up for some plumbing repairs under the floor.

Cut out the remaining ply,
Laid new ply,
Laid and glued down the new vinyl floor,
Fitted the threshold and siliconed where it met the skirting.

Clients are thrilled to have a fresh floor that can be hoovered and mopped!

Some decorating done to a small downstairs toilet room and living room ceiling.

This property owned by the National Trust had some plumbing fail and leaked onto the ceiling below. The plumbing for the waste pipe for the basin had been leaking for ages, it was fixed and I was asked in to make it good again.

It’s hard to see the walls of the toilet room, if you zoom in, you’ll see they were in a terrible condition.
It’s all smooth and freshly painted, even scrubbed the quarry tiles.

A few extras done at the property, loose shelves and toilet roll holder repaired in the bathroom.
This was a pain as the walls are so fragile!

Also the front doors handle kept falling off, it was the wrong design of handle for the ‘rim lock’, it’s now working fine!

Another Trust tenant looked after 😎
