This is just the beginning of turning this fire-damaged property into beautiful new homes

Until this year, we had never bought a property at auction. This was an exciting yet nerve-wracking experience acquiring a property this way because, in our case, we weren’t able to view the interior before buying, and the first time we properly saw inside was after completion.

Once a 12-bedroom home for looked-after children, this property has significant fire damage.

We are now exploring the options with our architect to determine the best use of the property. This could mean three new homes or a scheme incorporating flats. Given the extent of the fire damage, we’re also exploring what other opportunities the building may offer.

The overgrown hedges and garden were restricting access to the property, so we’ve now brought in a landscaper to clear the site. It’s made a huge difference, giving us much better access and visibility.

Not Rachel Scott; she successfully runs a professional house share business, Rooms Together, with her partner Ashley Lindsey, managing 250 tenants.

I sat down with Rachel to find out how she manages to run an HMO business with so many tenants, find out what her usual day looks like, and how she and Ashley run such a large HMO business as a partnership.

Buying more hours in the day won’t fix your property business.

When you first start a property business, you wear many hats; you find yourself doing everything within the business. You’re finding the deals, meeting with buyers, dealing with the build team, including the tasks that no one sees, such as admin.

Dealing with everything yourself won’t buy you more hours in the day; it creates a bottleneck that affects the progress of your property business.

This was a reality for us; we were working IN the business instead of ON the business, giving up our evenings, weekends and holidays.

The goal isn’t to get better at doing everything yourself. It’s to build a business that doesn’t rely on you for everything.

These are the five changes we’ve implemented that have helped us buy back our time, become better leaders and create a business that can continue to grow.

We never thought that…

Before Axminster Court came Bradley Meadows, and before Bradley Meadows came a commercial conversion in Elland that changed everything for us. Looking back, this was the project where our property development journey really began.

We had no idea that an old osteopathy surgery in Elland would change the trajectory of our lives and our business.

Our first commercial conversion gave us the confidence to think bigger. We transformed an old osteopathy surgery into two brand-new homes and and the proceeds from the sale became the foundation for our next project.

This project enabled us to buy land with planning permission for our first ground-up development: Bradley Meadows in Huddersfield, where we built nine new homes. That, in turn, led us to Axminster Court in Brighouse, where we delivered 23 new homes.

How we manage our two-year developer warranty effectively and efficiently.

Axminster Court (23 new homes) was completed in October 2025, but the work didn’t stop there. Every home comes with a 2-year developer warranty, meaning that when a buyer has a question, a snagging issue or something isn’t quite right, we take responsibility for getting it resolved.

We respond to every email within 2 working days and then assign the task depending on the issue. For example, if it’s a plumbing, heating or painting issue, we will enlist the suppliers we trust to get it right the first time.

We couldn’t do this without a trusted team of suppliers who respond quickly and care about the customer experience as much as we do. Massive thanks to James (our joiner James Tynan), Peter Creating Spaces Group 🔨, Haydn picklesgasengineers, Scott Wyke Roofing and Oliver and his team Opus, who have all shown up for our buyers when it mattered.

A developer warranty on paper doesn’t mean anything if there’s no one answering the emails.

We’re still here. That’s the point.

Realising this didn’t come straight away, it was gradual.

We both enjoyed our careers in IT project management in financial services and never imagined we’d end up building a property business together.

Our first project as a couple wasn’t the light-bulb moment that made us realise this wasn’t a side hustle; it was more of a hobby. It came after that; we were both still working in full-time careers whilst converting the former Commercial building (Osteopathy practice) in Elland into two homes, and we started working on an HMO project on Longley Road at the same time.

The moment wasn’t loud; it didn’t make a spectacular appearance; it was quiet and gradual. One project became two. Then two became nine new builds in Bradley Meadows.

In the carousel, we wanted to show you the moments where property began as a hobby of ours and the lead up to when it became our full-time career that we thoroughly enjoy.

It's not too late to start again.

If you're considering a career change, or wondering whether property investing is "for someone like you" at this stage of life, here's what we'd say.

There's no set age to start. No deadline you've missed.

Mark spent years in project management, including time at the MoD and Lloyds Bank, before moving into property. Meena didn't take a conventional route either. She went back into education in her late twenties, and didn't become a landlord until her 40s.

Ten years later, they've delivered two ground-up developments, 32 new homes, built a rental portfolio and created a business they genuinely enjoy running.

The common thread here wasn't timing. It was deciding to start, even later than expected, and learning the rest as they went.

If you're sitting on the fence because you think you've left it too late, for a new career, your first investment, or a complete change of direction, you haven't.

The only thing that's too late is the start you keep putting off.
