Asbestos Refurbishment Survey – Sackville Street, Manchester
We recently completed a targeted asbestos refurbishment survey to the second floor of a commercial property on Sackville Street, Manchester on behalf of a client we work closely with on a regular basis.
The survey was commissioned ahead of planned refurbishment works to ensure compliance with the Control of Asbestos Regulations 2012 and to provide contractors with the information required before works commenced.
The building has undergone substantial renovation over the years and, based on the visible construction materials present, very little asbestos was anticipated during the inspection. Nevertheless, a detailed intrusive refurbishment survey was undertaken to inspect concealed voids, building fabric and materials that could be affected by the proposed works.
Many clients are surprised to learn that assumptions cannot be made simply because a building appears modernised. Asbestos-containing materials can remain concealed behind later refurbishments and only become apparent once works are underway.
For this reason, all refurbishment projects should be supported by a suitable Asbestos Refurbishment & Demolition Survey covering the areas affected by the works. Without an appropriate survey, contractors risk disturbing hidden asbestos-containing materials, potentially causing project delays, additional costs and unnecessary exposure risks.
