Asbestos Refurbishment Survey – Sackville Street, Manchester

We recently completed a targeted asbestos refurbishment survey to the second floor of a commercial property on Sackville Street, Manchester on behalf of a client we work closely with on a regular basis.

The survey was commissioned ahead of planned refurbishment works to ensure compliance with the Control of Asbestos Regulations 2012 and to provide contractors with the information required before works commenced.

The building has undergone substantial renovation over the years and, based on the visible construction materials present, very little asbestos was anticipated during the inspection. Nevertheless, a detailed intrusive refurbishment survey was undertaken to inspect concealed voids, building fabric and materials that could be affected by the proposed works.

Many clients are surprised to learn that assumptions cannot be made simply because a building appears modernised. Asbestos-containing materials can remain concealed behind later refurbishments and only become apparent once works are underway.

For this reason, all refurbishment projects should be supported by a suitable Asbestos Refurbishment & Demolition Survey covering the areas affected by the works. Without an appropriate survey, contractors risk disturbing hidden asbestos-containing materials, potentially causing project delays, additional costs and unnecessary exposure risks.

Asbestos Management Survey & Testing – Manor Road, Droylsden

We recently completed an asbestos management survey and asbestos testing programme at a restaurant premises on Manor Road, Droylsden after the client contacted us to ensure the property was compliant with current asbestos legislation.

A detailed inspection and sampling programme was undertaken throughout the premises, with all accessible areas inspected and any suspect materials sampled where required. Following completion of the survey and laboratory analysis, the identified asbestos-containing materials were found to be in a stable condition and are now being appropriately managed by the client.

Many restaurant owners, landlords and commercial tenants are unaware that asbestos management responsibilities apply just as much to restaurants, takeaways and hospitality premises as they do to offices, warehouses and industrial buildings.

Asbestos Management Survey – George Street, Glossop

We recently completed an asbestos management survey at a two-storey stone-built commercial property on George Street, Glossop on behalf of a prospective purchaser.

Located in the heart of Glossop Town Centre, the property has a long commercial history and, like many older buildings, required a detailed inspection to identify and assess any asbestos-containing materials that may remain within the premises.

We recently completed an asbestos management survey to a number of outbuildings at an industrial site in Brampton, Carlisle.

The survey formed part of the client's ongoing asbestos management programme, ensuring any asbestos-containing materials present within the buildings were identified, assessed and recorded to support future maintenance and compliance activities.

We recently completed an asbestos management survey at a commercial property on Synod Hill Industrial Estate, Burslem.

The survey included inspection and sampling of a range of suspect materials, including firebreak panels, roof sheeting and external cladding systems. Following laboratory analysis, the findings were incorporated into a detailed asbestos register and management report for the client.

Asbestos Management Survey – Great Eccleston, Preston

We recently completed an asbestos management survey at a commercial property in Great Eccleston, near Preston, on behalf of the building owner who was preparing the property for sale.

The purpose of the survey was to identify any asbestos-containing materials present and provide prospective purchasers with accurate information as part of the due diligence process.

The survey identified a number of asbestos cement materials externally, including corrugated roof sheeting, bargeboards, rainwater goods and areas of asbestos cement debris. All identified materials were assessed and recorded within a detailed asbestos register, enabling the client to understand any future management requirements associated with the property.

Asbestos Refurbishment Survey – Weaverham Community Centre, Northwich

We recently completed an asbestos refurbishment survey at Weaverham Community Centre on behalf of the local council ahead of planned refurbishment works.

The survey identified a number of asbestos-containing materials within the building, including asbestos-containing mastics to external windows and concrete panel joints, corrugated asbestos cement roof sheeting, floor tiles and associated adhesives within several areas of the building, together with bituminous materials associated with a flat roof section.

Following completion of the survey, detailed advice and guidance were provided to assist the client with planning the required asbestos removal works prior to refurbishment commencing. By identifying asbestos-containing materials at an early stage, refurbishment projects can be planned safely, helping to avoid delays, unexpected costs and contractor exposure to asbestos fibres.
