Fewer pupils. More complex needs. Is the estate ready?

At Wednesday’s Fireside Exchange at , the issue that dominated was how mainstream estates need to respond to increasing SEND demand. The discussion wasn’t simply about creating more specialist places. It was about whether the spaces we already have are actually suitable.

The recurring themes were:
- Specialist provision should support integration, not isolation.
- Spare mainstream space isn’t automatically suitable SEND space.
- Smaller groups and immediate breakout space matter.
- Security and controlled movement need to be designed around the pupils using the building.
- The operating model and the physical environment have to work together.
- Specialist practitioners need to be involved before the brief is fixed.

Perhaps the biggest lesson was don’t start with the building you’ve got available, start with the needs of the pupils who will use it.

Ben and Karl are at Manchester Central today and tomorrow, looking forward to catching up with familiar faces and meeting new ones from across the education sector. There's plenty to discuss, from making better use of existing school estates to creating new spaces that meet the changing needs of schools and colleges.

We're heading to Education Estates next week and looking forward to some important conversations about the future of our school estates.

We've invited a number of people from across the education sector to join the discussion, exploring how schools and trusts can respond to changing pupil numbers, increasing SEND requirements and the challenge of making existing estates work harder. These are issues we encounter regularly in our work with schools and colleges, and we're looking forward to hearing different perspectives on how estates can adapt.

We're delighted to be underway on the new Exam Centre at Luton Sixth Form College. The finished facility will be a 650 square metre building giving the College flexible, purpose-built space for exams, mock assessments and everyday teaching, along with a covered walkway connecting it to the existing campus.

What makes this project particularly rewarding is the journey to get here. Working collaboratively with the College, we explored several potential locations before identifying the solution that best balanced operational needs, campus constraints and long term value. That early collaboration is exactly how we believe successful projects should begin.

New website with sharper focus.

Education estates are getting more complex. Dining halls not designed for the current numbers, SEND space that needs a permanent home, outdoor areas sitting underused. Tight budgets, tighter timelines.

We hear it constantly from schools, colleges and Multi Academy Trusts, and often the immediate problem is the focus rather than stepping back to look at how to solve the wider estate problem.

SEND provision is often discussed in terms of staffing and funding. The physical environment is just as influential.

Light levels, acoustics, circulation routes and access to calm breakout space directly affect how pupils regulate and engage.

When these factors are considered early in a project, inclusion becomes embedded. Design choices are educational decisions.
