👷‍♂️🧐 Pinewood Close update 🧐👷‍♂️

Big progress on site over the past couple of weeks, and we are getting the roof structure underway. Always a good stage of the build when it really starts to take shape.

Special mention to Alex, our (usually) super apprentice, who’s been leading to forming of the flat roof. It’s great to see him stepping up and taking responsibility.

Unfortunately, he did c**k up severely by not wrapping the joist hangers over the top of wallplate. So yes, it all had to come back down again. He was heartbroken.

And that’s exactly how you learn.

You can’t get angry at apprentices for mistakes like that. This is why we get paid as employers to train them properly. Sometimes they have to learn the hard way so the lesson sticks. You messed up, now put it right. Better it happens now, with us watching closely, than years down the line on their own job.

He’ll remember that detail forever. And next time it’ll be right first time.

⚠️ Rising damp found at Avocet (lower ground floor) ⚠️

This is a serious one.

When we took on the Avocet project, we were tasked with rectifying a known damp issue on the lower ground floor, among others. As we’ve opened things up, we’ve found a few red flags that point to the original waterproofing being fundamentally wrong.

What we’ve found so far:
• Incorrect tanking membrane used
• No perimeter drainage channel
• No cavity drain membrane / mesh system
• Suspicious holes in the floor under bath panels (which suggests someone may have known about this before we arrived)

On top of that, the concrete slab is approximately 70mm out of level over about 2.5m (from where I took the photo to where Joe is standing). How that happens on a slab is… impressive, in the worst way.

We've already got a remedial design in place which will fix it the right way, so the client gets a dry, durable space they can actually rely on.

🏘️🔨 Glanvilles Mill update. Strip out done, now rebuilding properly 🔨🏘️

Great progress on site at Glanvilles Mill so far.

The strip out is complete and we’re now setting out and installing the new stud walls in line with the robust details spec: "Separating Wall - Timber Frame - E WT 2". Getting this stage right is key to fire and acoustic performance later on, so the detail matters. Don't worry, for you keen eyed beggars, they will be being taken all the way up to the underside of the roof.

Next up, dry liners in to smash out the double boarding in a day (or so they say...). Let's keep the programme moving!

🏡 Class Q barn conversions still offer a brilliant opportunity, but not an easy one 🏡

Class Q continues to be a great way to create high-quality homes in the countryside, even though the planning rules have tightened up significantly in recent years. There’s still a route through, but it has to be done properly.

I’ve delivered many Class Q projects during my career, and from a site management point of view it usually falls into one of two camps. Either you’re working with the existing agricultural structure, strengthening and upgrading it carefully, or through further planning approvals, you’re able to remove it and start again, which can allow for a far more efficient and predictable build.

Laplands Farm, pictured here, is a great example of the latter. What started as a rotten timber-framed barn was, with the right approvals in place, transformed into a high-end, energy-efficient home that simply wouldn’t have been possible by retaining the original structure.

Class Q isn’t straightforward anymore, but when the right team and approach are in place, the results can still be exceptional.

🧱🌬️ Energy efficiency starts on paper, not on site 🌬️🧱

A lot of the comfort (and energy savings) in a high-performance home is decided before we even get on site.

On this job we utilised Insulated Concrete Formwork and airtight detailing to reduce thermal bridging and help the building perform as designed; and boy did it work! One warm and cosy home.

Our lovely client Anne, who had spent most of her life living in a cold, draughty farmhouse, said to me the other day: "I wish I'd done this years ago, you've made me very, very happy". THAT is what it's all about!

📦💧 Watertight in Dawlish: Dry Box Done Properly💧📦

We've just started another job by the sea, this time in Dawlish.

This one needs a quick turnaround for a client who runs a high-end kitchen and bathroom fitting business, and he wants his roof terrace finished for spring.

The interesting bit for us is the programme.

By putting proper project management in place from day one (clear sequencing, materials booked early, and daily coordination on site), we are already tightening the timeline compared to the original plan.

Small job, same standards.

A quick shout-out to our new Site Supervisor, Joe.

He has had an amazing start at Energy Build Southwest and has genuinely hit the ground running.

It has also been a good test of the Site Supervisor SOPs we built and refined in the second half of 2025. The easier I can make it for Joe to do his job, the better the outcome. Seeing someone new step in and follow the system smoothly is very satisfying.
