This week we carried out the first site visit of the proposed converted former church building Highgate Hall in Strone. Proposals involve new upper floors within the church hall area and upgrades to form a habitable dwelling. The original striking timber scissor trusses will remain exposed which will form a beautiful feature above the upper floor bedrooms.

I am not sure if the puppets will remain however!

Last week we visited a former Scottish Water Treatment Centre in Ballachulish that our Client is planning to convert into a habitable dwelling house with picturesque views of Sgorr Dhearg in the background.

Two detached domestic garages.

We are working with 2 separate Clients for detached garages in their back garden, both are in the same council area. Planning permission has been granted for both.

Council have advised one of them is exempt from a building warrant. Can you guess which one?

Garage A - 7m x 6m x 4.45m high. Masonry cavity blockwork walls, strip foundations, ground bearing floor slab, timber roof trusses, 2no openings, min 1.0m from the neighbouring boundary.

Garage B - 5.6m x 4.6m x 4m high. Masonry cavity blockwork walls, strip foundations, ground bearing floor slab, timber roof trusses, 3no openings, 400mm retaining on one side, min 150mm from the neighbouring boundary and the new foundation ties into the existing boundary retaining wall foundation.

Removing loadbearing walls and installing beams without proper design or warrant.

We recently inspected a property in Glasgow where a loadbearing timber frame partition had been removed and replaced with three 50×200 C16 timber lintels spanning 3.8 m. No warrant was obtained prior to the works and no Architect or Engineer was involved.

The issue? That wall was supporting a fairly significant load from the first‑floor joists above, and the makeshift beam was already showing clear signs of distress in the form of noticeable deflection and cracking to the plasterboard finishes.

Once we ran the calculations, both deflection and bending stress were far beyond acceptable limits. The beam simply wasn’t fit for the job.

Thankfully, we were brought in before any serious structural failure occurred. We’ve now designed appropriate remedial works and are progressing the building warrant to ensure the property is made safe and compliant.

Inspecting ground screw testing for 2No garden rooms and balcony deck at Innellan, Dunoon.

Ground screws were tested on-site for vertical and shear loading to allow design of the supporting structure for the timber deck and buildings. We also had trial pits undertaken to record the below ground conditions for the site which lies upon the hillside above the village of Innellan.

The lightweight timber frame clad garden rooms and balcony will have fantastic views over the Firth of Clyde when complete.

Fresh December day visiting trial pit inspections ahead of a new agricultural shed we are working on in Nairn. Cut and fill works being finalised for the new 32,000 free range poultry facility with the steel frame arriving early 2026.
