Last time, we shared our Design and Build project in Battersea. Today, we’re heading to South London for a Garage Conversion! We handled the architectural drawings and planning application, and the council has officially granted approval. Now, it’s time for the next step!

We don’t often post about the planning side of things, but last year alone, we successfully secured approvals for nearly 10 projects. Our main focus is usually on interior design and construction, so we offer planning services as a low-cost, hassle-free add-on for our clients.

However, "low cost" doesn't mean "standard." Unlike basic planning drawings, we design the interior layout and flow while creating the floor plans. This ensures the extension is perfectly tailored to the client's lifestyle before the first brick is even laid.

Take this garage conversion, for example—one of over 5 we completed last year. In my opinion, it’s the best value-for-money renovation. It’s the most affordable way to add an extra bedroom or ensuite, making it an ideal solution for elderly family members.

Following our previous share about a major structural renovation in South London, today we’re highlighting a project recently completed in Battersea, South West London. Located just a stone's throw from Battersea Park, this mid-sized project brought our team immense satisfaction, proving that true impact isn't always about the scale of the build, but the quality of the ex*****on. The client for this project had a very high standard for their quality of life. They weren't looking for a "standard" cookie-cutter construction job; they were seeking genuine design intent and meticulous craftsmanship. From the very beginning, the brief was clear: a space that is modern and elegant, yet retains the warmth and character of a traditional home. Our team at RJK understood the assignment perfectly—when a client has the vision and values quality, we deliver the highest level of output and detail to meet those expectations. The scope covered a full interior refurbishment and a complete garden overhaul. In the kitchen, we paired deep blue cabinetry with natural timber accents, centered around a large island for social living. The bathroom was reimagined using grey stone tones and matte black brassware to create a calm, spa-like sanctuary. Externally, we transformed the garden from the ground up, installing a new patio and horizontal timber slat fencing to turn an aged brick wall into a sleek, modern outdoor retreat. To us, a project is never just about "bricks and mortar"—it is a journey we take alongside our clients. While this wasn't our largest site, the client’s total trust in our expertise allowed us to push our craftsmanship to the limit in every fine detail. We are honored that the client is so pleased with the design and handiwork. Seeing them and their family living comfortably and happily is exactly why we do what we do.

Following our recent project in South London, we’re excited to share the latest milestones from our site in Sutton!

We’ve just installed the box frames and completed the excavation to the required depth. Our Building Control officer has already conducted an inspection and was highly impressed with our construction quality. Today, we successfully poured the foundation concrete, and we’re moving straight into building the cavity walls.

Once the structure is rock solid, the interior transformation begins! At RJK, we don’t just renovate; we provide bespoke design solutions tailored to our clients' lifestyles.

For this home, our clients fell in love with our Contemporary Scandinavian proposal. The palette focuses on warmth and comfort, featuring Mute Green accents for a truly cozy vibe. A standout feature will be the water vapour fireplace in the new extension—a realistic, modern alternative to traditional stoves that adds instant atmosphere.

Last time, we shared a glimpse of a highly detailed engineering project. Today, we’re excited to showcase a new extension and full-house renovation currently underway in South London.

We kicked off this project last month and are now working closely with our client to refine the design—optimizing the space for maximum comfort and perfecting the electrical layouts. We are truly grateful for the trust our clients place in us.

Last time, we shared a garden project. This time, we’d like to share another project located in Battersea. Unlike our usual large-scale extension or construction works, this one is a very refined and detailed project.

It’s a full-house renovation covering the garden, kitchen, bathroom, painting, and flooring works. The project is expected to be completed in mid-November. The client hopes to achieve high-quality workmanship and good design yet keeping the cost down.

Our team is doing our best to meet the client’s expectations. The bathroom now looks modern and cozy — exactly the style the client envisioned.

Last time, we shared a large-scale extension project in South East London that took two years to complete and is now finished.

Many people might think we mainly focus on interior design, planning applications, and renovation works—but actually, we’re also very good at garden design.

This project is located in Battersea, featuring a very old garden with lots of plants and traditional red brick walls. We came up with a new idea to completely transform the garden into a modern and neat style.

Last time, we shared a project in South London that involved extensive structural work. Today, I’d like to share another project located in Southeast London, which has just been completed after two years of hard work.

From the very beginning — including the planning application — our team handled everything. We transformed an original 2,200 sq.ft. detached house into a stunning 3,600 sq.ft. home. This project came with many different challenges, but thanks to our team’s experience and coordination, we were able to overcome them one by one.

The scope covered a wide range of works: a large rear extension, a double-storey side extension, full interior design and refurbishment, underfloor heating, a complete ventilation system, full rewiring and repiping, as well as a brand-new driveway and landscaped garden.

The client had very high expectations and was clear from the start: “We want the best design and construction.” At RJK, our answer was equally clear: “With the right budget, scale, and vision, we’ll deliver the very best outcome.” And that’s exactly what we did.

This was a large-scale project with certain detailed features that required extra budget allocation. The client was very cooperative and appreciated our transparent explanations on how each cost was applied and the effect it would bring. Throughout the process, we maintained strong communication, and the client placed great trust in our professionalism. This trust was crucial, as large projects often take time and come with unexpected challenges that can only be solved effectively through good communication.

In the end, we’re honoured that the client is delighted with the results and is now living comfortably and securely in their new home.

For us, this project was not just about construction — it was a two-year journey of mutual trust. The client trusted us, and we delivered with our expertise and commitment.

Last time, we shared two garage conversion projects—one in Kingston and the other in Bromley. This time, I’d like to give everyone an update on the 4,000 sq ft site we previously mentioned. This project isn’t an extension, but in terms of structural work, it’s actually more challenging than many large-scale extensions.

In total, we had to install seven steel beams to create a large open area. The largest steel beam alone weighs nearly 2 tons. The biggest foundation is in the living room, measuring 2.5m × 2.5m × 1m deep, and it uses C40-grade concrete (while standard structures usually only require C25). We had to use more than 30 props and strongboys to support the load-bearing walls and roof.

To be honest, although our team has completed many extension projects and has rich experience in house extensions, this project has still been a big challenge for us. The scale of the structural modifications is immense, and with older houses, structural alterations are always more complicated than starting from scratch because we must consider the existing structure.

We’ve now completed the foundation and temporary supports and are preparing to install the steel beams this week.

Through this structural renovation project, we want to show that UK houses can actually be very flexible when it comes to modifications. The key is to have a structural engineer properly calculate everything, and then carefully follow the plan during ex*****on. That way, you’ll end up with a safe and comfortable home.

Last time, we shared a large structural renovation project of a house over 4,000 sq ft in southwest London. This time, we’d like to share two garage conversion projects—one in Kingston and the other in Bromley.

The Kingston project was relatively straightforward. Many clients feel that their garage is too cramped to park a car in, but using it just for storage also feels like a waste. That’s why many people convert it into a habitable room. In fact, this type of modification isn’t very expensive, but it’s essential to go through the proper application process and comply fully with Building Control regulations.

The client in Bromley wasn’t so lucky. He was introduced to a cowboy builder through a friend. Not only did the builder ignore Building Control regulations, he even used photos from other sites to cover up his shortcuts. In the end, Building Control found out and refused to issue the Final Certificate. So the client came to us for help. We basically had to dismantle everything the previous builder had done because it didn’t meet the standards. Then we coordinated with Building Control again and redid the whole process properly. In this case, the loss was not only the client’s time but also ended up costing more than double the original amount.

This is actually the third time we’ve been called in to fix such problems. Another client previously had a garage conversion where the builder didn’t even apply for Planning Permission or Building Control approval. By the time the client realized they couldn’t get a certificate for the work, it was too late. They came to us to rectify it, and again we had to tear down and redo a lot of the work.

So I’d like to take this opportunity to remind everyone that even if a project looks simple, you still need to go through the proper application procedures. And be very careful when choosing a builder—even if they’re introduced by a friend. You should always take some time to understand the builder’s work. Ideally, compare at least three options. That way, you’ll better understand the different services each builder provides.

One useful method is to visit the builder’s ongoing sites and see whether the work is tidy and professional. If possible, speak directly with their current clients. One of our recent clients told us he did exactly that—he had seen our past projects on our website and Facebook, which looked great, but he wanted more assurance. So he visited one of our sites and spoke with our past clients by phone. He said this helped him better understand both our current and past work, which gave him full confidence to entrust his project to us. The job is now going smoothly, and the client is very satisfied.

Most of the projects we’ve previously shared were large-scale extensions or full house renovations. This time, we’d like to share a project located in southwest London. Although this isn’t an extension project, it still involves major structural alterations because the house is quite large—around 4,000 square feet.

The entire ground floor is being reconfigured, with about half of it completely opened up, which involves substantial structural work. There are already eight or nine steel beams involved. So even though it’s not an extension, the structural changes are actually more extensive than those in a typical extension project.

Of course, the whole house will also be newly renovated and redesigned with a refreshed interior style. This is a large-scale project, but as always, our team is fully committed to doing our best to ensure that every client is satisfied—and most importantly, that they’ll be comfortable living in the space afterward.

We’ve just had the first inspection meeting with Building Control, and now we’re ready to start the structural work officially.

Previously, I shared with everyone a large-scale project located in Southeast London. This project involves a detached house of over 3,500 square feet. We’ve helped the client with a major rear extension, a double-storey side extension, and full-house design and interior renovation.

Earlier, I shared some of the key details and things to watch out for in this project. Now, it’s nearing completion. The custom-made cabinets we designed to match the overall style of the house are also nearly finished.

We’re very grateful that the client trusted us with such a large project and chose our team to carry it out. The client mentioned before that they had received several quotes from other builders, but ultimately chose us partly because we’re not just builders — all of our projects include interior design as well.

We even took the client to visit one of our previous projects, which allowed them to see how we integrate construction and design seamlessly.

Our company philosophy is not just to finish a project, but to do it well. We believe renovation and interior design go hand in hand, and we feel this project reflects that vision successfully.
