PLANNING SUCCESS!

We recently gained approval for this Grade I listed church near Liskeard, Cornwall to be converted to a single dwelling.

The church is of significant historic and architectural value but has suffered with deterioration and prolonged vacancy. This permission secures a sustainable future for the building by introducing an internal 'pod' for residential use that preserves the building's character and interior features.

This project in Lostwithiel is a perfect example of a big decision many property owners face...to renovate or build new.

What was a bungalow is now a two-storey four-bedroom home.

The design increases ground floor area by 15%, provides bedroom accommodation downstairs, a glazed garden room, solar heating, and creates additional vehicle access. The walls are a mixture of natural stone with brick and painted render, and the roofs are covered with natural slate.

The scaling amongst local buildings has been taken into consideration and consultation was undertaken with the case officer early on to ensure the planning application ran smoothly.

Rainwater goods are often overlooked, but they play a critical role in how buildings respond to our changing climate.

From gutters and downpipes to integrated rainwater harvesting, managing water isn’t just about drainage, it’s efficiency and long-term sustainability too. Capturing and reusing rainwater can significantly reduce demand on mains supply, particularly for irrigation and other non-potable uses.

Water authorities such as South West Water promote a clear hierarchy of surface water management with re-use such as smart butts, rainwater harvesting, and grey flushing toilets being top-of-the-list. Designing rainwater harvesting in from the outset is a simple but impactful way to support climate targets, aligning with national policy, and planning applications.

Your project will likely need to consider how surface water is addressed - early design decisions can make a lasting difference.

Conservation is at the heart of much of our work.

This Scheduled Monument is a water wheel set in the Devon countryside, first mentioned in a document in 1268 where the mill continued to grind grain until the 1930s.

We have a long-standing relationship with this mill, first being involved over 20 years ago. Our most recent involvement was to obtain Scheduled Monument Consent to replace the timbers and oversee works. We must say, we think it looks rather good!

This 4-bedroom home, converted from an old forge,in the idyllic pastures of Hellandbridge near Bodmin, is available to rent as holiday accommodation.

“People always walk through that door and say ‘WOW’… from the outside they don’t see the high vaulted ceiling so are amazed once they walk inside. The energy in the house is amazing - the wooden beams and volume truly make it a wonderful space. All the reviews we have had are 5-star and always comment on what a beautiful house it is.”

The new owners, who run the property, shared how the space has taken on a new life and the design continues to surprise and delight visitors.
