District Heating Tariff Update

Following yesterday’s radio interview on BBC Radio Shetland, we wanted to provide some additional context around the upcoming tariff adjustment.

SHEAP operates on a cost-recovery basis. Our pricing reflects the cost of running, maintaining and upgrading the district heating network over the long term so that it remains reliable and secure for customers.

There are several factors behind this year’s adjustment:

• Variations in overall heat demand across the year
• A planned upgrade to the shared control system with the Energy Recovery Plant
• The phased installation of smart meters across the network
• General increases in the cost of maintaining and operating infrastructure

Like all utilities, we must plan ahead. Changes in heat use from year to year affect income, and tariffs are set to ensure the network remains financially stable and properly maintained without creating future shortfalls.

Our focus is long-term reliability, affordability and community benefit.

Sticking Differential Regulator – What You Need to Know
What does it do?

The differential regulator ensures a 0.5 bar pressure drop between the primary flow and return pipes. This helps your heating system work efficiently.

What happens if it sticks?
If the regulator sticks, your heat exchanger won’t produce enough energy, and your radiators will stay lukewarm—even if you adjust the radiator valves (TRVs).

Symptoms to look for:
• Radiators feel cool or only slightly warm
• Temperature doesn’t improve when you adjust TRVs
• The differential regulator and surrounding area may be hot to touch

Where is it located?
The differential regulator is always positioned just below the RAVK control, though its exact location depends on your system model.

How to fix it temporarily:
• Push the brass threaded end of the valve in and let it return.
• Repeat this 3–4 times, supporting the back of the valve with your fingers.
• It may feel stiff at first—using a 2p coin in your palm can help reduce discomfort.
Important:
This is only a temporary solution. If the regulator sticks often, contact your plumber to replace it.
