Dry Rot St Helens

Cause: Leaking window, blocked sub-floor ventilation, insulation between joists restricting any airflow = DRY ROT CONTAMINATION

A very busy past week with an intensive Dry Rot treatment, where we only had a very limited time to turn the room back to normal.

A few weeks earlier, we were greeted with an inspection hole in the floor, where 2yr old floor joists had rotted.
Further inspection showed the red dry rot spores had spread right across the sub-floor and rot strands had spread up and between the brick joints to the ceiling!
All 3 window lintels were rotten and required replacing too.

Method - Strip back the room, clear debris, remove all visible evidence of dry rot then full biocidal treatment to sub-floor, brick surfaces, mortar joints with several applications over a period of several days.

Luckily we managed to save the ceiling joists and include them as part of the intensive biocidal treatment.

The team really put their effort into this to turn it round in a week! Between 4-6 damp techs there each day, 4 plasterers, then 2 joiners working till late each night.

Proper damp proofing isn't about hiding the problem—it's about fixing it correctly.

In this case in Southport, it was discovered the cavity was full of debris. Jack and Alfie have cleared the cavity to ensure the air circulates to keep the internal brickwork dry.

The affected walls have now been stripped back, treated and fitted with a mechanically fixed membrane system. This isolates the underlying masonry, allowing it to dry naturally over time without residual moisture or salts affecting the new internal finish.

Stage 2 is now scheduled for Monday, when the treated walls will be plasterboarded and skimmed.

These photographs also show the standard to which we leave every property overnight and at weekends. Floors and furniture remain fully protected, the room is cleaned and all tools and materials are stored safely.

Throughout the preparation works, professional dust extraction was used and the doorway was fully sheeted and sealed to contain dust within the working area, helping to minimise disruption throughout the property.

Clean, safe and tidy at every stage of the job.

Work in progress on a damp proofing job in Southport.

The damaged plaster has been removed back to the brickwork, ready for the correct damp proofing system to be installed.

This type of work can be dusty and disruptive, so proper preparation is essential. The team have protected the floors and surrounding areas to help keep disruption to a minimum.

Another remedial damp proofing job underway in Southport.

The photos show visible damp damage to the wall and the level of protection carried out before works begin. The walls were damp due to a mixture of the ground running towards the property and a long term leaking downpipe.

Great preparation by Jack and Alfie — flooring protected, furniture covered and the working area kept organised before the disruptive stage starts.

This is an important part of our standard. Damp proofing can be messy work, but protecting the customer’s home properly should never be overlooked.
