The Hard Part First

The groundworks on this project were always going to be the most challenging stage. We knew that once this phase was complete, the rest of the build would become far more straightforward.

From the finished slab, we installed a prefabricated steel frame, then built around and above it to create a unique, contemporary extension to what was originally a traditional cottage.

When it’s complete, this will be one large, open space featuring a dedicated office area and stunning views out towards the Conwy Valley — with a balcony above for that all-important summer glass of wine as the sun goes down.

This is a great example of how solid engineering and careful early-stage work unlocks the more exciting parts of a project later on.

From Excavation to Raft Slab – The Part You Don’t Usually See

These photos show the real process behind this build — from breaking ground and working in tight conditions, right through to installing the reinforced concrete raft slab.

This stage is where projects are either done properly or compromised. Ground conditions, existing structures, access constraints and engineering requirements all come into play, and every decision here affects everything that comes after.

On this job, the early stages involved careful excavation, forming new structural supports, and preparing the ground correctly before pouring the raft that will carry the structure above. It’s not glamorous, but it’s absolutely critical.

Finished spaces only look good because the hard, technical work underneath has been done right first.

This is what “building it properly” actually looks like.

Organisation, cleanliness, and clear working areas aren’t just about looking good — they’re about safety, efficiency, and respect for the client’s home. When a site is properly set up and managed, trades work better, problems get spotted earlier, and the whole project runs more smoothly.

In building, it really is that simple.
You can have whatever you want - the design, the finish, the detail ... as long as you’re willing to pay for it.

When Site Reality Doesn’t Match the Drawings

On this project, the design assumed an existing sub-wall that we were to build up from. That wall was a critical element, intended to support a reinforced concrete raft and the steel frame structure above.

Once excavation began, it became clear that the sub-wall simply didn’t exist.

At a very early stage of the build, a key structural detail had to be reconsidered. We engaged with the structural engineer, had a new footing and sub-wall designed, issued a revised cost for client approval, and reprogrammed the works accordingly.

The next challenge was achieving suitable bearing ground. In a very tight working area, excavation had to continue to approximately 2 metres before stable ground was reached.

This is a good example of the difference between what’s shown on paper and what’s found on site — and why experience, coordination, and proper decision-making are critical to delivering complex projects safely and correctly.
