🚨 CROYDON LANDLORDS: NEW LICENSING RULES ARE NOW IN FORCE!

The Diva here, with your London property update for the week.

Croydon landlords, there's important news!

Since 25 September, two new property licensing schemes have been in force.

Firstly, selective licensing now applies to qualifying privately rented properties across 14 Croydon wards, including South Norwood, Thornton Heath and Waddon.

Secondly, additional HMO licensing now applies borough-wide to qualifying shared properties with three or four occupants from two or more households.

And here's what landlords must understand.

You don't necessarily need a large HMO to require a licence.

You need to check your property's location, occupancy, existing licences and any exemptions.

My answer is: don’t start with the property. Start with you.
What are you actually trying to achieve?
If you need to release capital, selling may make sense. If you want to retain the asset and generate longer-term income, a conventional let may be the better strategy.
Or perhaps your property, its location and your circumstances make short-term accommodation attractive.
But don’t be distracted by headline income. We need to compare the real numbers — achievable income, occupancy, running costs, management, regulation and the work involved.
Sometimes the option producing the highest revenue doesn’t actually produce the best return.

BANK RATE HELD—but the London property market is still shifting.

The Bank of England has kept Bank Rate at 3.75%, although three policymakers voted for an increase to 4%.

Meanwhile:

🏠 London sale prices are down 3.3% annually
🔑 Only 42% of London listings are finding a buyer
⏳ The average time to secure a buyer has reached 78 days
📈 Average London rent is now £2,332 per month—up 3.5%

For sellers, this is not the time to “test the market” with an inflated asking price. For landlords, strong rental figures still need to be checked against live local comparables.

This site was completely overgrown. The hedge had to be cut right back, years of dense vegetation cleared, and enormous, deeply established stumps and root systems managed.
