A living room designed around conversation.

Raised seating areas bring a distinctive architectural element to contemporary homes, creating a more intimate setting without completely separating the space.

With carefully considered levels, integrated seating and the right materials, a living room can become something much more memorable.

It's a bold design choice that shows how architecture can shape the way we experience a home.

Is your renovation budget realistic, or have you only budgeted for the building work? 💷

It’s easy to focus on the main quote and forget the other costs needed to complete the project.

Before setting your budget, remember to allow for:

✔️ Architects, engineers and other professional fees
✔️ Planning applications and building control
✔️ Structural and specialist surveys
✔️ Temporary accommodation, if you need to move out
✔️ Storage for furniture and belongings
✔️ Kitchens, bathrooms, flooring and final finishes
✔️ A contingency for anything unexpected

A realistic budget isn’t just about what you want to build—it needs to cover everything required to get you from the initial plans to a finished home.

Save this checklist before starting your renovation budget.

Planning an extension? Don’t forget about the utility room 🧺

It may not be the most exciting room to design, but a well-planned utility space can make a huge difference to how your home works every day.

If space allows, a separate utility room can keep laundry, cleaning products and noisy appliances out of the kitchen. In a smaller home, these can be hidden behind full-height cupboard doors, while a basement can provide a practical alternative without taking space from your main living areas.

The key is to decide where it will go while your extension layout is being planned—not once the new kitchen has already been designed.

Would you choose a separate utility room, a hidden utility cupboard or a basement laundry space?

Renovating a terraced house? Your neighbours will experience part of it too. 🏡

With homes sharing walls and often sitting just metres apart, even a well-managed renovation can affect the people next door.

Before work begins, consider:

✔️ How builders and materials will access the property
✔️ When noisy work will take place
✔️ Local restrictions on working hours
✔️ Whether Party Wall notices may be required
✔️ How deliveries, skips and parking will be managed

Most importantly, keep your neighbours informed. Letting them know what is happening, when work is expected to begin and who they can contact with any concerns can make the process easier for everyone.

Good communication won’t remove every disruption—but it can prevent a lot of unnecessary tension.

Planning to renovate? These six things could delay your start date. ⏳

The builders may be ready—but is everything else?

Before work can begin, delays often arise from:

✔️ Designs that haven’t been fully agreed
✔️ Missing surveys or structural information
✔️ Outstanding planning requirements
✔️ Party wall notices that were left too late
✔️ Your preferred contractor being unavailable
✔️ Kitchens, finishes or other key products not being chosen in time

Decisions made late can affect the schedule, budget and work that follows. The earlier these details are sorted, the more confidently your project can move forward.

That awkward space in your home might be more useful than you think 🏡

London homes don’t always offer generous amounts of space, which makes the overlooked areas even more valuable.

A narrow side return could become part of a brighter, wider kitchen. The space beneath the stairs could provide much-needed storage. An unused landing might accommodate a desk or reading area, while a small box room could become a dressing room, nursery or home office.

Sometimes, getting more from your home isn’t about adding a huge extension. It’s about looking differently at the space you already have.

Which overlooked area in your home would you like to make better use of?

First fix and second fix—what do they actually mean? 🛠️

You’ll hear both terms throughout a renovation, but the difference is quite simple.

First fix covers much of the work that happens behind the finished walls, including electrical cables, plumbing, heating and structural carpentry.

Second fix happens once the walls and ceilings have been finished. This is when visible features such as sockets, lights, taps, radiators, internal doors and skirting boards are installed.

Why should homeowners understand the difference? Because decisions about lighting, sockets, heating and plumbing generally need to be made before first fix—not once the rooms are nearly complete.

Save this for your renovation planning.

Planning permission, building regulations and party walls – what's the difference? 🏡

They’re often confused, but they cover three different parts of a renovation:

Planning permission considers whether your proposed changes are acceptable for the property and surrounding area.

Building regulations make sure the work meets standards for areas such as structure, fire safety, insulation and ventilation.

The Party Wall Act may apply if the work affects a shared wall, boundary or involves excavation close to a neighbouring property.

Depending on your plans, you may need to consider one, two or all three and receiving planning permission doesn’t automatically cover the others.

Planning an extension or renovation in London? Getting the right advice early can help you avoid unexpected delays later.
