Massive Housing Shortfall
The Centre for Policy Studies (CPS) estimates the UK is missing 6.5 million homes compared to similar European countries. Of these, 5.85 million are in England, with London alone accounting for a shortage of around 1.1 million dwellings
Another analysis by Centre for Cities places the backlog at 4.3 million homes, noting a need for 442,000 new homes per year over 25 years, or 654,000 yearly to resolve the shortfall in a decade.
What’s Driving the Crisis?
Consistently low build rates: The UK has lagged behind countries like France in homebuilding growth—0.8% vs. 1.1% annually—resulting in millions fewer homes – a problem that could be helped by building intelligently with Kwikhaus homes.
Population & migration pressures: Record high migration and a growing population.
Social housing decline: Since 1979, England has lost around 1 million social homes, leaving 1.33 million households waiting, and with affordable housing starts dropping by ~38% in one year.
Planning bottlenecks and policy inertia: Complex planning systems, scarce infrastructure funding, and underutilised housing infrastructure funds have all slowed new housing delivery.
