When a "Quick Fix" Makes the Problem Worse

These photos highlight a situation where an attempted repair has actually allowed the problem to continue.

The original issue was render bridging the damp proof course (DPC), with render taken down over the plinth — allowing moisture to track up past the DPC and into the property.

Instead of removing the defective render, the next contractor has rendered straight over the top of it. A bellcast bead was then added, but only guessed into position, as the DPC wasn’t visible behind the existing render.

The result
The bellcast bead is ineffective, as it hasn’t been installed onto the actual damp course. There is still render behind it, continuing to bridge moisture up past the DPC. In simple terms, the problem hasn’t been solved, just covered over.

Our solution
We’ve stripped everything back to the original brickwork to properly expose the damp course. From there, we can install a stainless steel bellcast bead directly onto the DPC where it should be.

This will create a true break in the render, stopping moisture from tracking upwards. We’ll then re-render using a waterproofed sand and cement system with a Tyrolean stipple finish to match existing, and a smooth float coat to the plinth below.

This is a good example of why correct preparation is key, shortcuts often lead to bigger issues down the line.

It’s not just about the final result, it’s about everything that comes before it. The hidden details, and often the work of the tradesmen before us. Sometimes that means carefully working around what’s already there, and other times it means putting things right to make sure the end result is exactly how it should be.

Now, while you’ve got to admire the effort, this is definitely not something that should be done, but it does raise the question…

At Hayes Roofing and Rendering We always make sure every job is left clean and tidy from start to finish, no matter the size of the project.

This one involved a full strip and relay of the existing lean to roof. We removed all old clay tiles that had been poorly laid, along with mismatched sizes left by a previous roofer.

We then stripped back the old felt and batten and installed a new breathable membrane with treated battens to bring everything up to standard.

All existing double Roman clay tiles were carefully relaid, with any incorrect or mismatched tiles replaced from the reclamation yard to ensure consistency across the roof (40 tiles in total)
This allows the tiles to sit flush and uniform, rather than lifting or kicking up like you often see on alot of older clay tiled roofs

We then finished off with a freshly cemented verge and new lead flashing for a clean, durable finish.

Another tidy job, with another happy customer 🫱🏻‍🫲🏼
