Our project in Berkhamsted has come to an end, the completion date was perfect for ourselves and the customer, just in time for Christmas..🎄
The customers first contact came about after the completion of work on the neighbour's property. They explained to me about their trouble getting planning approval on their listed building. They had applied for a double storey extension that was denied 5 years ago!
After the plans were rejected they opted for a loft conversion to gain the space they needed.
After receiving quotes and realizing the loft was a big expense with little gain regarding space they decided to put it on hold.
We are very fortunate at Aurora B&L to have great connections for not only trades but engineers and architects. We decided to get in contact with our go to guy David at
DR Design Architectural design services.
He was the perfect guy to contact to get the new planning ball rolling👌
We had an argument against the previous rejection based on the work we had carried out next door! With this in our arsenal and a new set of drawing complying with the building regulations and listed building authorities a visit was arranged and permission was granted by the local council...
WORK UNDERTAKEN
•Full canopy Scaffolds covering the existing house and new extension. This ended up being a life saver with the weather over the past few weeks!!!!! 🚣♂️
We were able to keep the existing house dry as Customers were still living in the property.
Thanks to the boys at Merlin Scaffolding.
• Removal of slate roof and timber roof structure to expose existing ceiling below,
New floor joists.
• Existing Boiler was in roof space that was going to be converted, this meant a gas certified engineer was called in to move to new location.
• New pipework to rads, waste, shower, boiler etc were installed before floor boards were fixed in place.
• External brickwork and block work was erected to wall plate hight, (Roof height) ready for timber roof structure.
• Our carpenter then erected new roof and internal stud walls including new hallway.
• Then the phase we all love, getting water tight👌
The great lads at Pinnacle roofing smashed the slate roof in 2 days. The finished results along with the stunning reclaimed bricks looked great.
• The windows were the finished touch to the external finishing. These windows had to comply with listed building and looked great when scaffolding was dropped.
Big thanks to Oxman Carpentry.
• Finally the internals
Boarding and plastered finish new bathroom suit and tiling, doors skirting etc painting and decorating.
Remember extensions pay for themselves by adding value to your property.... 👍
