Hey everyone! Thinking about converting your garage? Here's everything you need to know...
1. One of the coolest things about garage conversions is that they often fall under permitted development, meaning less red tape to navigate. Plus, the disruption to the main house is minimal, which is a huge relief!
2. Assess the Space: Take a good look at your garage space and envision its potential. Consider factors like natural light, ventilation, and existing utilities. This will help you plan the layout and design of your new space effectively. You don't need architects' drawings for this type of work, however we work closely with our clients to plan out a functional space.
3. Choose a Purpose: Decide how you want to use your converted garage. Will it be a large utility room, downstairs toilet or cozy entertainment room? Knowing the purpose will guide your design choices and ensure the space meets your needs. Most of the conversions that we do involve making a larger utility room and creating a downstairs toilet/shower room. It's a good idea to try and future proof the space at the same time - is it worth considering a downstairs shower room if stairs are becoming an issue? Would you benefit from a dog shower? Need a washer and dryer - no problem!
It's amazing how a well-executed garage conversion can add that extra functionality to your home, making it even more appealing to potential buyers down the line.
4. Consider if you want to keep some garage space: Most people don't use their garages to park their cars in anymore but they do use it to store things that you don't want lying around the house i.e Christmas decorations, lawn mower, power tools etc. Think about if it's worth maintaining part of the garage footprint for these items.
5. Building regulations: Garage conversions are subject to UK building regulations, covering aspects like structural integrity, electrical safety, and ventilation. It's important to factor this into your costs and schedule of work. In most cases, this involves site visits from a building inspector at certain times throughout the project to ensure the work is safe and complies with the most up to date building regulations. When the projects are completed and the building inspector approves of the work, you are issued with a building control certificate. Keep this safe!! If you ever come to sell your property, this will provide you with evidence that you need for the solicitors.
